Still cold up here at nights and I just got my water installed. Gas is pricey, so the lower the better. Can I get by with 40 degrees? Lower?

Well I don't know about "up there" but down here water gets rather "Hard" at below 32 deg F So I wouldn't go too far below that for very long or you can have problems. Does your building get below freezing inside at night? I use cheep radio shack remote thermometers that record min and max to keep an eye on the temps in the warm and cool parts of my shop. Unless you have a special thermostat you will not be able to let it get below 50-55 or so, I did find one that went to like 35 deg but it's not the norm ( BTW the 35 deg's would be fine to prevent the freezing and give some margin of "error")
