My Garage Remodel

So I just found this site via a post at Autopia and figured I'd share my current garage remodel project. I hope to have it done by sping , here is the layout I'm planning on.

Actually it's below my house , I built my house about two years ago it's basicly a gambrel barn with the garage downstairs and a two bedroom apart upstairs. In addtion to whats in the layout , downstairs also has the utility room , 1/2 bath and a weight room. I'm doing this remodel to make more efficient use of the space. That and the fact that the concrete guys screwed up the slab and it's all crooked and has low spots in it. So I figured if I'm going to redo the concrete I might as well redo the rest.

TV's across from the sofa in the office side. The radio will be in the main garage. :)

Nice layout!

I've always wondered how ventilation issues are handled when a garage is directly below a living space. Do you need to provide an impermiable seal between the floors to keep volatile fumes from common garage items (cleaning supplies, paint, fuels, etc.) from finding their way into the home above?

Also, I noticed the wall-mounted shop-vac. Nice touch! When we built our place, we included a central vacuum system and I had 3 ports plumbed into the garage (where the power unit resides) as well. I still own a standard shop-vac, but now only use it for funky / wet cleanups since the central vac system vents outside and is far superior in terms of air quality issues. Just some food for thought :thumbup:

my ? is how are you going to hear your tv with the compressor in the same room and if it is enclosed what are you going to use for sound insula and venting heat from it

The compressor will only be on when it's filling the tank which I plan to get a large one so it shouldn't be a problem.

What if you just mounted the compressor in the garage section (right side of layout) and ran air lines through-out??

thats what im doing to mine ive seen a lot of garages and the one area of wasted space that i see all the time is the space right beside the door in the corner
so thats where my comp is going and ill build a wall on 2 sides to enclose it
one wall is going to be a door with latch and all walls are insulated then lined with ceiling panels for sound insula
i am going to put a vent in the wall to the outside possibly a fan
all lines are steel pipe and water separator right after the comp and regulator
the lines will go along the ceiling on each side with drops every 8 ft

I will be running a couple of hard lines through out the garage , but the reason for putting in the third bay is that I want to have the main garage area as open as possible. The work bench in the third bay will be for dirty work , welding , painting , parts teardown ect. So having the compressor next to it doesn't get in the way of anything.
