Its gonna be a long hard road, but I'm in the planning stages of building my garage/office addition here in Los Angeles. I look at all the submitted pics of the garages/shops in other sections and can only dream of the square footage and cheap real estate. But hey, I'm gonna play the hand I was dealt!

I just had a feasability study done by a local contractor who has some experience in working the area. Its a big jumble of local codes, variances, and permission from neighbors. Luckily, I'm close to a busy intersection where my grinding, welding, and air impact guns won't bother anyone. I just need a space where I can work on my wife's old Nissan-turned-road-race-car, my mothballed '65 Fastback, a Baja-ready Toyota pickup, and whatever other junk I can find! And it looks like we'll be staying in this house for a long time to come (can't afford to move!).

Hopefully, I'll look back on this post and laugh at this pipe-dream....or cry when I figured out that I got in over my head! It'll be a 2.5 car garage, one car deep, roll-up door, rear carriage door for ventillation, and the office up above. Hopefuly I'll have some room for a lift and some decent headroom for a cherry picker.

I'm the son of a mechanic and have most of my dad's tools still sitting around in a vintage Snap-On machinist's box. The shop where I grew up is in the process of being sold, and I will collect some more equipment to save some of my pop's tools.

Wish me luck, fellas. I'll post up some pics when ground breaking starts and may some pics of the current state. And I'll take any advice you guys are willing to give on out!

Thanks Dave!

Contractor came over today to show us the feasibility study. For now, it looks like I can build an attached 20'x20' garage with 12' ceilings. Above that will be an office, a spare bed, and a two fixture bath (code only allows two fauceted items). My idea of a roll up garage door and a wide sliding door on the wall directly opposite looks doable with some engieering and some steel invovled.

Next up, measurements and acrhitectural plans.
