Posted this on another forum, just copy & pasting the contents:
Starting a "build" thread for an addition thats going on to the house.. it's going to have an oddly shaped ~12x18 connector, and a 30x30 garage, both two story. Going to have a wide open loft area up top with vaulted ceilings for living space, and an open garage on the bottom with a lift and 12ft ceilings. There's already a 24x24 garage with a loft on the lot, but thats going to be a big shed and motorcycle storage area. The new part is going to be for working on cars only The first pic is from last winter of the end where the addition is going. We had to tear down the old porch area since that slab is being taken out for the new foundation and all that. ![]() I would have some other pics here that I thought I took yesterday, but I think I was too exhausted and forgot to actually turn the camera on or something.. either way, I don't have any real in progress pics. Here's the floor and the roof section that we cut off. We had already taken the walls away to my sisters house so they could burn it in the bonfire. The roof was a pain in the ass, had to knock off the support beams, then cut between the planks with a sawzall to get through the two layers of shingles and tar paper to make them into managable sized pieces and here it is all cleared. They are supposed to start tearing up the yard tomorrow, so I'll get some pics of that. Here's the flat tire we got while dropping off the scrap wood at my sisters house.. the bead on the wheel just tore somehow. It was so much fun changing a tire on the truck after spending two days demolishing a porch: ![]() Here's part of the porch getting torched:

Ok today they came in with a skidsteer and an excavator and tore up some of the yard, as well as removing the 62yr old concrete slab (real pain in the ass), and digging part of the footings for the connector area. They are coming in tomorrow with a couple triaxles of fill, and then are going to dig the footing for the garage area
first pic is part of the plans for the downstairs.. the crooked part on the right is the existing house.. its at a weird angle compared to the street, and the town wanted us to be 30ft (29 now that they widened the road after we got the permits) all the way across, so that means that the garage is going to be at an angle vs the house.. which leaves us with a triangular shaped connector in the middle: this pic is part of the plans for the upstairs. its going to be wide open on both floors, so it'll be a big loft: They showed up around 8:30 this morning with the dumptruck, a skidsteer, and an excavator: You can see the existing 24x24 garage on the lot in this pic with their equipment: That slab that used to house a screenporch that we later closed in apparently wasn't just a slab.. they had actual footings, and it was a total bitch to break up with the jackhammer: They had to bust out the center, then get part of the footing busted up so that they could dig out the dirt in the middle and break the footing away with the excavator: Here's part of what they dug out: ![]() Once all the 60+ yr old concrete was gone, it was on to digging: Tomorrow they will be digging the footings for the 30x30 garage area |

The guys came back today and started digging the trench for the footings for the garage:
![]() Got a triaxle of fill to spread out in the center where the slab will be, and some down in where the footings will go: The last thing they did before the monsoon came was string up the posts to square everything up for the footing forms that are going in tomorrow and getting poured. should have foundation walls on thursday if everything goes as planned

Looks like a great project.
You are doing a great job on documenting your progress with photos. Keep us posted. I did an addition also and when I finally had the permits and slab in I felt like I was half done. |

They were back this morning, and were just finishing up putting in the forms for the footings when I left for work.. they should be poured by the time I get home

When I left for work in the morning they already had the footing forms just about done:
I got home and the footings were poured and curing.. foundation walls should go up tomorrow ![]() they are making good time so far.. cant wait for wood to start going up!

i believe its so that when they pour the foundation walls on top, they have a ridge on the bottom so that they get locked into the footings. not that they are gonna really go anywhere, but i've seen it done a few times.
when I left this morning, they were putting up forms for the walls.. those should be up on the square garage footing today, tomorrow they are gonna pour the two small connector walls they are also supposed to be digging out some stumps around the yard, as well as tearing out the front walkway, and the existing driveway Last edited by Cryptic1911; 07-09-2009 at 07:19 AM. |

nah, not going to have any windows in the garage area downstairs. dont want people being able to see in the windows. upstairs there will be some windows, and in the connector there will be some up and down to make it a bit more presentable

The cement guys came back today and removed the forms from yesterday, formed up the two connector walls, and poured. The one thing I noticed was the cutouts for the garage doors are a little bowed (looks like the cement didn't come all the way to the bottom of the board), but I think that will be ok because they can make up the height when they do the slab. I think we've made great progress so far.. 5 days from breaking ground to having foundation walls poured

not really, but we did drill some holes in the inner foundation wall to run some conduit since we decided to backfeed the old house from the new panel on the addition. The conduit should be dropped in today. I think the slab will be poured soon as the builder called yesterday and he said he should be ready to start building in about 3 weeks.
also got materials quotes, he said about $15k for materials not including the windows and shingles since he wasnt sure which type we wanted, but the windows are gonna run like 6k. thats not including drywall, insulation or siding.. going to have to do siding on the new and old, plus windows in the old. I think we'll make it with the money thats left. I'll post up more pics as we get some actual progress |

Cript, Just a thought about the second floor tie-in area..... You might consider access to the second floor of the existing house so you can access the second floor area of the garage from there. I guess it depends on what you are planning for the second floor of the garage.

Ok here's the pics from this morning when the slab was poured
6:15 am: don't mind the conduit half sticking in the cement :laugh: that was a goof on our part when we drilled the holes in the cement.. we measured wrong, so it was slightly low. doesnt really matter since there will be 2x8 framing on the floor there to give us room for the conduit and plumbing into the old part of the house Its 6-7" 3500psi with fibermesh and chickenwire on top of 6 mil plastic. Its pitched about 1 1/4" to the front |

I was a bit off in the start date for the stick building, so its just a slab for right now. They've ordered the materials, so I think possibly in the next week or week and a half they should be starting
curt_pnw, thanks, nice corrado.. I used to have a 90 g60 myself.. would much rather have had an slc with a vr6 though.. one of my fav motors. I've had 4 of them so far. hopefully going to rebuild a 95 gti that i have into a vr6 turbo in the future |

since there are a few vw people in the thread, I'll post up some quick info and pics of the cars:
2008.5 gti - 2.0t TSI motor, APR stage2+ flash, APR intercooler (fuckin huge - bigger than most radiators), 42dd 3" catless downpipe, Autotech 3" exhaust, BSH intake, BSH pendulum mount, Koni coilover suspension, Miro stp3 19x8.5 rims, Newsouth gauge pod w/ boost, oil temp and exhaust gas gauges. 2007 Jetta 2.5l 5cyl motor, C2 motorsports stage2 turbo kit w/ t3/t4 .60/.81 hybrid turbo, Awe tuning exhaust, Seamless motorsports billet valve cover, Koni yellow shocks, Vogtland springs, Neuspeed tranny mount insert, 19x8" Audi RS4 rims, Newsouth column pod w/ boost gauge, Votex bodykit (oem VW). As far as we know, its the only 2.5 turbo Jetta in the country. Everyone else has 2.5 turbo Rabbits both cars haul balls and have been 145+mph without breaking too much of a sweat. I want to go stage3 on my gti though.. 385ft/lbs of tq at 3500rpm from a 2l 4cyl motor is insane ![]()

hm, too bad you had a crappy experience, I've found them to be the most fun and rewarding cars to own. I've owned 6 VW's and an Audi S4, and I won't buy anything else. I don't find them to be any more unreliable than any other car.. nothing is perfect.. just gotta know how to maintain them properly

They got the rest of the walls up and also got up some plywood sheathing today. In the pics, the side door sheathing hasn't been fully trimmed out, and they still had to trim 2ft over the top of the garage doors since they accidentally framed them in as 10ft tall doors instead of 8ft... OOPS
guess we'll just have to get another panel for the garage doors now.. thinking about it, it'll look a bit better since the downstairs walls are quite high anyways![]() ![]()

Came home today and they had put in the center beam, floor joists, and some of the subfloor. the beam is a monster, like 7"x23", 2x12's every 16" and the subfloor is glued and nailed in tongue & groove

Gonna have to get some tall arborvitae trees for the "back" side and the side towards the old garage so they don't look like total crap.. kinda sucks having road on 3 sides, can't hide the ugly part in the back yard!

The whole upstairs is done now
![]() Below is the really ugly side of the plywood fortress.. This is where the tall arborvitae tree's are going to go to hide the lower floor.. didn't want any windows so people could see into the garage looking for stuff to steal. Also the end wall has no windows upstairs because its going to be a big open room upstairs as well. has kitchen / bathroom on the end towards the house, and both the front and back walls have large windows. Needed a wall for storage, so that one was it ![]() They also started building the connector between the two: ![]()

I've really been enjoying this read, thanks for the update.
I apologize if I skimmed over it, but I'm curious as to what you will use the connector space as? I know it will act as a hallway between the spaces, but it seems like it's big enough to also be a reading area, an office, good heat controlled storage, or something.

^ yup, exactly.. The downstairs is just going to be a breezeway / mudroom in the front, and the back a bathroom / laundry room. upstairs will probably have some shelving for canned / boxed goods and that kinda stuff since its going to be oddly shaped after having the stairs from downstairs + landing, and the steps + landing to go into the area above the garage

Looks awesome. I think I would have put some windows on the back lower half to break up the look a bit. Even if they're unused and blocked off from the inside. Just looks different

hopped on the ladders and got up into the 2nd floor today to look around:
Here's the landing from the connector to go up into the 2nd floor over the garage (floor heights are off so it needed a landing) This is the landing from the connector, no stairs yet obviously, but I'm going to make a server rack underneath the landing so that I can terminate all the cat6 cabling and RG6 wires in there on a patch panel to feed the rest of the house, as well as have a spot for the router, wireless access point, 48 port gigabit switch, and my rackmount servers. Probably throw in a touchscreen for good measure :laugh:

Yeah I love my rado and the VR6. I just recently bought some used Koni coils for it. It's nice and low now. Next is finding a nice set of wheels. ![]() Keep it up, i'll try and check in more often for updates. |

I'm in CT, and the side faces my old garage and the side of someone elses house. I didn't want any windows in the garage downstairs (things grow legs around here), and since its going to be a big open loft upstairs, I needed one wall without windows. The one on the connector side is going to have a bathroom and a small kitchen

You had the perfect peace of land for that build man, its like it was supposed to be like that from the beginning.
I'm kinda in a tough spot with my set up since I live in a rancher that takes up almost the entire width of my lot. Luckily I have a very large back yard so I can build back, but back and up would be awesome if I could afford it. Can't wait to see the finished product on this one, I'm sure your going to be thrilled.

Took a ride down to a warehouse surplus place to check out some pallet racking.. holy cow, if anyone needs heavy duty shelving for a garage, there is nothing better.. its reasonably priced and readily available and super heavy duty. After talking to the guy, I'm going to end up getting 4 10ft uprights (they cut down if needed), 24 108" crossbeams, and 24 sections of wire decking. In the end, it should end up being a 10ft high 28ft long run 42" deep with 3 shelving sections with 4 shelves each. Going to use one section as a workbench.. should be plenty rugged as each shelf will hold like 4000lbs

Pallet racking is well made stuff, but then, when you get a shelf four foot wide and eight foot up, putting stuff up there, and getting it down again, can be a bit of a pain...
Sometimes 12 inch wide shelving can be more user friendly.

Good call on the pallet racking use in the garage! The great thing is that you can always reconfigure it in the future if your needs change. Great looking build! What are you going to heat the space with?

yeah they would look killer on there.. they are miro stp-3's in 19x8.5 5x112 bolt pattern, but I have seen them in 5x120 and real low offsets like down into the 20's for BMW fitments. I got mine at www.ngpracing.com, but I've seen them on a few other sites and ebay as well. Just google it and look for a place that offers them in BMW fitments

Light is good but just make sure to use multiple switches for different areas or every other light kind of thing. That way you turn on what you need and you don't cause brown outs in Venezuela cuz you walked in to grab the mower.
I also put 2 switched outlets in the ceiling so I can just flip on any kind of task light or whatever I want to mount.

CL&P are a bunch of retards.. We paid them to put in a new pole about 8ft past the current poles, and remove the existing ones (yes, old one and a newer one) to make room for the new driveway
They show up a week and a half ago, see the newer of the two poles currently there and go "oh, someone already swapped it" and drove back to the shop. Apparently they didn't read the work order since they were supposed to be installing a 3rd pole and taking out the two that are there. The supervisor confirmed that the crew had a misunderstanding and they would be back out. Cool. Ok, so yesterday I get home and there's a new 3rd pole where its supposed to be.. the two old poles are STILL there, and they didn't move any of the wires to the new pole yet.. and of course, the new pole is set back about a foot from the old poles, so they can't just hook the wires and yank the old poles.. they have to let the wires dangle while removing the old poles. Gotta wonder sometimes. One good thing is that the insulation guys showed up this morning to blow insulation into the walls on the old part of the house. Hopefully this doesnt turn into a clusterfuck of epic proportions like the telephone pole |

not a ton happening lately.. things are slowing down since we have to wait for other people.. CL&P FINALLY removed the two old telephone poles and moved everything to the new pole, so we were able to put in the trench and the conduit for the electrical service. Also got a bunch more bins to hang on the wall.. have a total of 19 large yellow, 28 medium blue, and 73 small reds
and here's the bins.. they are all wrapped in plastic and stuff, but there's a ton of them

Today they finished putting in the drain pipes, pulled the stump by the road, graded the front yard a bit, finished taking out the old driveway, and put down some stone so that we can drive into the garage.

We finally figured out what to do with the front of the house.. couldn't decide what to do since the old house was built below grade (to the road), and to make the future driveway usable, it would have been like 10" over the height of the foundation on the old house, so we decided to fill in the cellar windows, plastic the front, and then pour a walkway at the same height as the future driveway. This fixes the issue of the house being below grade on that side, gives us a step into the front, and will also make it a seamless transition when we put the driveway in. We'll put down flashing under the vinyl siding when we have that done to keep the ran out. Oh, and should have garage doors and openers on Wednesday... Keeping my fingers crossed, been a bit of a fiasco so far regarding that

Ordered a 56" wide top & bottom rolling tool chest tonight!

I ordered it 12/12, then had them change the order 12/14 to include the 7 drawer side box. it shipped 12/18 from quebec, went to chicaco, and then it got hung up a bit over the holidays and stuff. It was in chicopee mass for a few days but the last transport company couldn't get out til today.. so, just under 3 weeks, and it says 2-3 weeks normally.

small update.. not really garage material, but its part of the addition. had a small porch added over the front of the house. going to tear off the peaked part on the connector and put a shorter (3ft) roof along that part as well
the middle posts look crooked in this pic, but they really are straight. just an optical illusion

Wow, that panel looks great!! As a former Naval Electrician, I can appreciate good wiring. I can also tell when the electrician is a little OCD...which is a good thing in this case.

Yay, they put in our electric meter today and energized the line. Just need to put in some recepticals so we can fire up some lights temporarily until we do sheetrock and permanently hang them

We did the heights slightly different so that it would break up the roof. Would have looked odd if it was the same height being bent at such an angle. Its centered though, just slightly shorter, and the walls are set back 18" from the outer edge of the original house. I think its more the picture than it really being odd.. just an optical illusion from the angles

Thanks guys. Not too much going on at the moment other than the electrician installed the wire to backfeed the panel in the old part of the house, so we're cut from the hanging line and using all underground now. Still have to do the same to the panel on the old garage though

Time for more updates.. siding is going up!
They came and trimmed the bottom of the old windowsills and then bumped out the side and top frame so that they stuck out past the foam boards they put up. Now the j-channels for the siding will have something to rest against, and the sills will get wrapped in aluminum. This way, the window sills on the old house are half the thickness that they were, and they are a closer match to the new installation windows in the addition: The soffits under the overhangs: Goin Green! :laugh:

The front door got replaced first this morning:
then he made a kickboard out of azek The back door wasn't as easy. Didn't get too many pics of it, but he had to cut out under the door frame and rebuild some support. This is the last pic we got of the back door.. putting down some kind of lead sheet that they silicone on top of, then slide the door frame into. Not sure what the lead is for Here's some of the siding done on the front. They didnt do a ton on the siding today, just came and did j-channels around all the windows to get ready for it.

The lead sheet is just a flashing, to make the water that gets under the door threshold go back outside. The lead is very easy to form & mold around corners. It is available at any roofing supply house.

Well it started out as a bendpak 2 post, then we changed our minds and figured we would do a bendpak 4post so we could do our alignments. I ended up finding a place that can do alignments on our cars so we don't need a 4 post for that anymore, but I think we'll end up with a 4 post anyways.. just so its easier to get up in the air. Won't have to worry about getting the arms in the right spot.

yeah, I really like how it came out so far.. the only thing that really annoys me is the fact that the original house had no overhangs (wtf were they thinking?). The roof was re-done like 8 years ago and is in great shape, otherwise we probably would have re-done the roof and had overhangs added so it matches. I didn't want to patch anything in because the shingles wouldn't match

I just read through the whole build but didn't see anything about the second floor ceiling heights. Whats the height at the wall and the height at the highest point.
I'm building something very similar for the garage portion only. 12ft garage ceiling and 8ft 2nd floor ceiling. I have been worrying about it looking to big but after seeing yours i think it will look great. |

actually thats my dads jetta. as far as gtg's, there was one at dunkin donuts in coventry, and one at a pizza place.. its the same gtg as far as i know, they just alternate weeks. i've never gone, but its the only one real close by that i know of

Got some gutters installed today. They are seamless and have 3"x4" downspouts. Unfortunately when we did the addition, we didn't plan to have the porch roofs at all, so when we put in the slab /walkway, we had an 18"? drain put into the one corner, and we pitched the slab to it. Turns out we covered the whole slab with a roof, so now the gutters have to go over the short roof, then back under to get to the drain. We will probably dig a trench and run the downspout that is on the porch roof itself underground. For right now, it just has like a 4ft section that will dump into the yard. The downspout on the left end of the garage, and the ones in the back all go into the drain pipes that we installed around the back that feed into the city's tile drain, then out into the swamp which is on the other side of the hill

However, I did notice something wrong. In the photo, the electrician notched the stud to add the conduit. However, he did not add a metal strap that would bridge the cut ends. I know it is code here in Texas... did he forget to do that in your place?

I've heard that the metal plate is for protecting Non metallic cable, like Romex (to prevent nails being driven into it after drywall is added).
I'd imagine metal conduit is protection enough. But I'm not a electrician..nor do I play one on TV
