They made some progress over the last few days.

The builder wasn't happy with the look of the porch roof and wanted to add a fake peak. He whipped a sample up and it looked like ****. Then he gave us option#2. That involved some cutting.

The final result. I think it was just what we needed. I sure hope the town planning board feels the same way! :)

All my outlets for my neon signs installed in the garage.

Insulation and sheetrock is on the agenda for Monday. Siding got delayed because of the porch roof, but should get done this weeks also.

The people that designed the house told us a peak wouldn't work with the center window. We had no reason to doubt them, but happy with the change. I wasn't thrilled with the $1500 cost, but they are going to do the entire ceiling with bead board and have to add another box to hang a light fixture.

I like the outcome alot. Ive worked in a couple different manufactures modular homes, and the fit to finish wasnt very good. Great job on the higher ceilings/ basement ect.

One thing though that i noticed, and could be the picture. But the Navien boiler, the primary heat loop to the secondary loop. Looks to be done improperly. They recommend no more than 12" between the 2-tee's. Yours looks to be more. Have a look at the directions. Theres some piping drawings you can look at.

And the filter rack on the basement a/c unit. Looks like the condensate drain would block the filter from coming out? Or theres some sort of central filter register, and they removed the filter from the unit..

Just a couple things i noticed, so they dont haunt you latter.

Thanks for the feedback. I'm in the lock business so mechanical systems aren't my forte.

I'm not sure what distance is wrong. Do you mean the tee to the two yellow shutoffs on the far left side of the picture?

The airhandlers both have filters inside the house, but I will check to verify the internal filters were removed. I can see how the routing of that line will be an issue. The 2nd air handler is in the attic so I sure hope no filter changes are needed up there. :)

Very nice and with a covered porch! what do your neighbors think? There is a company in Madison S.D. that builds modular homes and I think they put one in down the street from me, one day foundation next day house with walk out basement! Subscribed and what is the metal lined box by the door for?

My first house was a modular from Madison S.D. I loved it. My wife and still have it as one of our rentals. It was much cheaper to heat and cool than our current home.

Your house looks amazing, I am very impressed. Keep the pictures coming of all the progress being made.

I'm looking forward to moving back home and then really getting my garage set up. I really want everything done NOW, but have to slow down and make good decisions now so I don't have any regrets later on.

Thanks for all the positive feedback guys. The house was "installed" on 8/14, so we're about 5 weeks in at this point. Hopefully we can be back home by the middle of October.

All of that in 5 weeks? wow.

Impressive to see that much progress so quickly.

I am about 3 months into my build and nowhere near that, but the last 3 weeks of WINDY weather has made the roof stage SLOW :(

That was the main reason we chose to go with a modular home. The house was built in 6 days at the factory and we were quoted occupancy 3 months from the day it was set. I'll be very happy if we stay at the two month mark.

Thanks guys! My wife and I spent a lot of time trying to pick the right stuff. It's really hard to invision how it will all look together.

The second set of outlets up high on the walls are all on a switch and figured I would use them for light up signs and neon someday. Just trying to plan ahead.

The 220/115 power for the lift was all that was left and was holding up the Sheetrock guys. I'm glad they got it done and hope to see some spackle soon.

The garage door guys are telling me they can't get the tracks less than a foot from the ceiling. I don't understand why and they can't give me a reason. My neighbor has them about 5" from the finish rock. May pull the plug on the install and just take the doors I ordered and find someone who knows what they're doing.

Are these hot/cold air runs or returns ? If those are runs, the flow is going to be terrible in those things as much as they are choked off. Even if they are returns, they need to be opened up. Duct work is sized for a reason.

Not trying trying to nit pick your new home but that needs corrected before the builders leave. You have a beautiful home and it's not even done yet, can't wait to see the finished garage too. I believe the $1500 upgrade for the front porch was well worth it. May I suggest some nice big steps to match that great front porch ?

They are AC only. I have to check them out and see what size pipe is actually inside of the insulation and make sure they haven't crushed the duct. Either way, they need to clean up that mess.

I haven't thought about the steps yet, but agree that we need to do something nice.

Looks great! Thanks for sharing the build process. It is interesting to follow.

Trim done.

Slop sink in garage.
10-02-12123.jpg

Do you happen to have a shot of the plumbing behind the sink and know what faucet that is? I have a similar sink I bought on Craigslist, and I am not exactly sure how to hook up the faucet through the holes in the backsplash. Is the faucet supported entirely by the pipes behind, or is it attached to the sink?
