41' x 24' 3 car upsize, Houston Tx - 5/2 Concrete Pour

Been lurking for a awhile now, picking up ideas...now, my turn on a build thread. Any advice or suggestions are appreciated.

When we bought our house 5 years ago, I got my 3 car garage for my workshop but once the remodel started, multiple problems had me questioning the wisdom of repairing vs rebuilding. So after much back and forth, the rebuild has begun.

The Plan: Rebuild the old garage 31' x 21' x 8' to a larger size (41' x 24' x 10'+).

  • vaulted ceiling for lift
  • upgrade electrical
  • add water and sewage
  • add 10' storage room with loft storage space
  • plumb for air
  • porcelain tile
  • fluorescent lights
  • exhaust fan
  • mini-split air conditioning

looks good, you got the right car in there too :). youll be happy the storage is seperated, I would even consider walling the loft with a big door too. One guy here used his lift to access top shelf storage, make the ceiling/floor overly strong so you can get all your stuff up there with no worries.

Thanks guys. I'm on the the west side outside the beltway.

The storage area is to get all the non-workshop related **** out of the way along with the compressor, dust collection, and sink.

Not quite Lutz. :) I couldn't find a 70 in the sketchup warehouse though.

I thought about a wall but I've got a fishing kayak that's going to be stored up there in the off season. I didn't want to manhandle it through a door. Until the lift is in, I'll just hoist it up there. The downside will be dust.

Pour starts in the AM, going to be chilly.

HOA was very reasonable about the whole thing. They had some requests on noise etc but no real restrictions.

Got put off on Friday when the pump wasn't available but started this afternoon. Weather was slightly warmer than Friday 80F vs 60F.

Compression test cylinders. Slump test was 5" due to the pump distance.

They got started late waiting on the truck. So they didn't finish up until after dark so no final pics til tomorrow. Just misted it with the hose and will hit once more before bed.

Progress continue Tyvek is going on tomorrow along with the rest of the roof. Should be dried in by next week if the weather holds.

I don't think I'll have a problem with a lift as its 20' to the center beam. Should be safer than my house in a hurricane. :)

Did another "while we're at" ala Jack Olsen's fold down welding table. Asked the framer to put a "window" in the wall for a folding welding table between the storage room and the garage.

I am just curious as to why your Jack-inspired fold-down workbench rough opening doesn't include an overhead header or side cripple studs?;

I'll be watching and admiring!

My theory is that the beam above it carries the actual load. It's unconventional yes, but I think it will work out. The header would make me feel better, especially if you decided to hang things from it.

Looks awesome - I'm inside the loop by Memorial so space like that is at a premium. Can't wait to move :D

Thanks Marty_p and aggierailroad! I'll ask this morning. It was an add-on idea that I had described but not drawn so that's what I got. The table will be 500 lbs so might make sense to beef it up.

Small world, I own a house in Hearthsone :) Still trying to figure out how I can have a real shop in the neighborhood... LOL

Been awhile and the project marches on

Garage doors installed this week. Hip roof gave us hell on the high lift doors. It doesn't hug as close as I wanted but it'll work.

Mini-split installed and I started running the copper air lines.

My restaurant auction shop sink installed. Plumbing passed. Electrical inspection next week after lights are installed.

Thanks, yes 1.5 ton mini split. It'll be interesting to see how well it keeps up with the high ceiling and Houston in August.

If you can share any installation photos that would be interesting. I am considering a 2 ton. Got quoted $4,800. Is this pricing in line??

JD it's inline near as I can remember. I'll dig out my quote. The mini split was purchased a few years back before the tear down.

Edit: 2011 without heat pump 1.5-2.0 ton price was quoted as $3900-4000. Heat pump added $200.

Lights are in. When it was all said and done, I wound up with 32 4ft bulbs at 2500 lumens per bulb or 58.5 lumens/sq ft. I was shooting for 75 lumens/sq ft but ran into problems working around the hip roof and garage doors. The lights are hung at 13'. On the plus side, the sky lights add more light than I expected.

Doors stop short of the lights but not by much.

The lights are switched on in 4 circuits. 1-Back wall 2-Side wall 3-Center 4-Single bulb door light for quick trips in (An idea pilfered from GJ lurking :))

Garage door openers are in - I went with the Liftmaster 8500 and I'm pretty impressed.

Very nice. I like the high ceilings, and I really like the sink. That is a very good idea.

Really like the roof and skylight windows idea.

Thanks gentlemen, the high ceiling was something I had planned for from the start. Both for the lift and the old garage ceiling was too short for me. I've got long arms and I'd hit it when I wasn't paying attention.

I don't recall where the skylight idea came in but I like how they turned out. The sink idea purely a result of hanging out here :thumbup:

Equipment moved back in. Things are a mess but french cleats and cabinets are in. So next phase of organization begins.

Started restoring the Kennedy boxes that I hauled out of a machinist's shed. Price was right but they're much more of a project than I expected. He seemingly thought oil was a great rust preventer. Each drawer was caked in oil.

After pressure washing, POR 15, priming, and painting, the refinished box is on the left and newer Kennedy is on the right.

The paint is Ace Hardware Rust Stop paint in Satin Dark Bronze. It only comes in quarts and rolls/brushes on fairly well.

Looks to me like the beam carries the load and there is a pack at the end of the wall, everything in between should be non essential and shouldnt need a header. Double cripples on each corner of the opening. The opening is fine I think, I'd just consider where the 500lbs of welding table is going to be putting load on the wall.

Maybe double up the cripples under the middle of the opening and add another saddle? Or consider packing that wall out by flat nailing additional studs on the inside or outside of the wall. I wouldn't worry about the table pulling the wall down so much as out if there is any point in the opening of the table that 500lbs is pulling sideways on that wall.
