I just went back through the thread and took a good look at the pictures, the house looks to be pretty good but the garage would take a lot of work, time and money. Maybe the same with the house too in the basement etc...

IMO the seller did you a favor by backing out of the deal. Not trying to be mean or anything but just telling you what I see.

It is a great place but would need more than you could probably give to it.

TD: i'm sorry you really wanted the first house, but agree with others that it was a ton of work. you could probably build a nicer new garage for what it would cost in time and money to fix that old one up. as i said in the other post the possibility of soil damage and possible underground tanks that weren't disclosed could have been a nightmare. it might kill the next buyer's hope of every selling it down the road.

also in defense of the old lady the real estate market pricing has been all over the map the last few years. when your FHA deal probably almost doubled her closing costs she probably didn't net enough to either move into a smaller house or retirement home. her normal costs to sell were probably in the 10% range and with work orders and price reductions i'm betting your deal ended up closer to 20%. with minimum or no income I'm guessing the money from the house sale is all she has.

the old house might not sell for as much as you offered, but it needs a buyer with 20% down to eliminate all the BS the government and small down payment loans run the sellers (and buyers) through.

good luck on the deal you are in the process of negotiating and looking forward to the pictures because it sounds nice.

I also agree, but if worse came to worse there was enough land to build a new garage if I deemed it necessary. We are hoping the new deal pull though it's smaller yes but it's newer and all around a better deal we think.

My wife and I are also sitting around today waiting to see if the offer we made yesterday will be accepted. We want the house, we like the house, but if the offer doesn't work out, we will move on. I think you have to think that way in order to remain sane!!

I agree you can't get attached to something you don't have yet. We have a back up house if this falls through.

For some reason, I had reservations about the first house but nothing I could peg a "don't do it" on. As others have said, all things happen for a reason and it looks like you are going to come out of this alright. Pictures as you can, please!

I hate waiting! ! Lol

I guess both realtors have been going back and forth all day, so we shall see what happens. Hoping we can get it were we need it to be at, so I'm not completely tapped out when it come to making the monthly payment

Well **** house #3 down also. Getting really frustrated with this whole house thing.

On to house #4 which I don't particularly like but I could make due. Wife like the kitchen and schools are good. Garage is big so that's a plus

It's a tough road when you have two people's need to be met. I got most of what I wanted in the house I found because I'm single, however my house needed to be completely restored.... So that sucked.

TD: that last property looks pretty clean and maybe has good neighbors. besides having room for or having your dream garage probably the most important thing to look for is good neighbors.

also i just want to remind you if you are buying a piece of property with plans to build a garage make sure that it's on public sewer or that the drainfield isn't in the area you want to build the garage. another member just found out the hard way that the home he bought is on septic and the drainfield is where the new garage was going to be built.

on that last house i could see a garage addition out the back garage door built on to the back of your existing garage.

can you really buy a brick church in your area for $40,000?

The garage is "different" at this place it has the main garage and a garage door, single bay, that opens to the other half. I'll see if I can find a pic of it.

That's the one, offer was higher than I wanted but it will pay off in the end.

Not thrilled about neighbors but I don't talk to mine now except for the family across the street which I've known since kindergarten, and my best friends family down the street. Believe it or not those are the only two families that have been in the neighborhood longer than me hahahaha.

I'll have my wife send me the pics she took of the garage while we were there so you all can see what I mean by "it's different".

Hey congrats!!!!!!! Can't wait to see the pics of the "different" garage. Even before seeing it, I have always liked "different" garages versus the proverbial square garage.......usually able to take the uniqueness and create a pretty sweet feature/work area/play area.....

Look forward to seeing more. Man I'm envious, $129,000 would buy you a room here in the UK! What's with no fencing in American rural homes? I never understand how you know where your land ends, plus to me it would seem a bit more private to have some sort of boundary.

Now you have put bids in on quite a few only to be shot down. Sit back, relax, give it some time, get a game plan together, then go from there. For one, winter is a very bad time to buy a house. I would hate to see you and momma get overly anxious, only to find out you got screwed on a deal.

Other than a house for momma, and a garage for you, make out a list as to what you both want. How many bathrooms, how many acres, how many bedrooms. I see that you have one little one in your avatar......are you planning any others.

What are your intentions for a garage? To just park, to wrench, to woodwork,, storage?

Do you guys entertain a lot. Do you want and open space, do you want closed in rooms, what size of house are you looking for as far as square footage? Do you want an upstairs (bad thing with little ones) Are you looking for a basement?

The reason I ask this is like I said, you've put an offer on almost everything you looked at. That tells me that you are in a huge hurry to get into a house of your own.. But in doing so, that is where a lot of people make a lot of mistakes. Your house is out there, and it will find you before you find it. Just a daily drive will let that house find you.

Find a GOOD Realtor. One that will work with you. Explain to her what you are looking for, and let her do some of the legwork. When the wife and I found the house we have now, our Realtor sold our house in MAYBE 3 weeks if that. The house we bought was on the market for almost three months. We made a low offer and got it. One thing to think about, if a house is setting empty, either the owners have already found their other house,, or are building a house. That puts the ball in your court. In our case, the owners were building a new house out of state, so needed this one sold rather quickly. Our house was in a decent neighborhood, and I had just built a new garage and did some landscaping. We lived there a year and a half, bought it for $52,000 and sold it for $89,000. Our current house, they wanted $125,000 and we got it for $93,000 because they needed it sold due to their new house being built.

So don't get in a hurry. You will find that dream home, or that dream home WILL find you

Well said, on that note we have been looking and talking about what we "want" from a house for about 2 years now, but what we want is out of price range and I am the only on working, she is a stay at home mom to our 2 boys(4 and 1), so I don't want to stretch a payment I can't make everytime.

The biggest "rush" is the house we are in now is way to small and we have too many people here. Her older kids from her first marriage and my step daughter's son who's 5. That and my mother who owns the house(we pay rent to her for the house payment/utilities) is really bad with bills and we think she may end up losing the house sooner than later and we don't want to be sol when that time comes. Case in point the water has been shut off 3 times the past year and we almost were disconnected for electricity last month, but she called and it was saved. I can't deal with it any more, I told my mom after we finally move just to short sale the house and move on if she has to to regain financial stability for her self again.


Anyways, inspection is Monday [emoji4]

I'm unsure of the size of each but it's 980sqft total.

It's a roll down net (like mosquito type net/screen)

Actually, our system of property laws is based on English Common Law, except in Louisiana, which follows the Napoleonic Code. Land disputes are usually litigated in State courts. Disputes between the various states, whiuch are very rare, are litigated in the Federal Supreme Court.

At one time land disputes were quite common. When a deed said "from the bend in the creek to the tree with an ax blaze" it was off to court when two parties were arguing over where the long dead and gone tree with an ax blaze was.

Over time most properties have been surveyed very accurately and the legal definitions have been recorded at the county assessors office. This is particularly true in western states that were surveyed using Thomas Jefferson's system of homesteads, sections, and townships

One current requirement is to permanently mark each corner. This is usually done by the surveyor using a metal pin. Old Ford axles were used for this purpose at one time. Today it is usually a length of rebar. The top of the bar is usually a few inches below the surface and the are found using a metal detector or by probing.

Surreptitiously moving a corner stake is a serious criminal offense, not that that ever happened. There is a natural phenomenon (sp) where rocks actually move across dry desert lakes. Apparently, this phenomenon affects corner stakes as well. Many a court case have occurred because of migrating corner stakes.

Even with modern survey techniques and more precisely property definitions in deeds there are still enough land disputes to keep a small legion of specialized lawyers profitably occupied. Today, most disputes are based easements, mineral rights and a legal concept called "adverse possession."

One party can adversely take anther's property if the can demonstrate that they have occupied the property for a specific period of time without objection, maintained and/or improved the property, or paid taxes on the property for a specified period of time the court may order a transfer of property rights.

So, the general answer to your question is know where the boundary lines and corner stakes are and mow the lawn accordingly.

Good fences, meaning on the line, make good neighbors.

Most the time here unless you have 4 legged family members, you don't need a fence. We have 2 dogs so some sort of fence will be put up eventually

Edit: the front havlf is heated by radiant heat (just like the house, tied into same hot water system) and the rear is heated by at least a 25,000btu ventless heater.
