So today we started to prep it for the slab. We got the engineers report back and what a pain in the *** that is...
Have to make a footing for the office wall that has more rebar in it than the footing and foundations on the rest of the shop... 16 inches deep at the one end that is 4 feet by 4 feet. The wall itself is only 8 inches deep and 12 inches wide. The back wall of the shop has to be double studded from top to bottom in the middle 8 feet and out side that only every other one.
The trusses need to be sheeted above the support wall.
But on the good side the power cable is in and the sewer line is in hooked up and passed inspection all the rebar for the slab is in with the polly under it. All ready to pour next weekend...

So when you last tuned in I was all ready for my slab to be poured. On saturday I decided to take my family to a baseball game. And when I got back someone had put a bunch of concrete all over the floor of my shop...

They even put a bunch down for my hot tub to sit on...

Lots to report... Been a while. still plugging along. Almost finished the extra stuff that the engineer wanted... If ever there is an earthquake along with a hurricane and tsunami I am set this thing will probably survive a direct hit from a meteorite the **** I have to do...
On the brighter side I have the plumbing totally roughed in and the water is hooked up. I broke down and hired an electrician to do the rough in and hook up he starts tomorrow and should be done by Thursday or Friday. Got my garage door opener delivered the other day Liftmaster 8500 with the wifi gateway... And ordered the rapid air system with extra fittings. It's going inside the wall so I have to get it now...
My phone died a painful death with all the pix's on it so I will post pictures ASAP...

Thanks 1/2 cup I wish my phone didn't **** it so I could put up the pictures I'll try and take some tomorrow if I get home from work in time. I'm stuck with a blackberry phone now and I have to figure it out...lol...
My electrician got a lot of the wires pulled yesterday he had to take today off but he figured out what supplies I needed to get so another $500 on the fire...lol...
He's a retired electrician that buggered his knee up a bunch of years ago so he kind of just dose it to keep busy and mobile... Great guy...

The electrician finished up what he had time for of the rough in. I still have a couple boxes to put up for lights and then the pot lights in the man cave and out front. Almost done the engineers upgrades about another hours worth in the morning. I had a small man lift dropped off the other day and wow it makes life so much easier.
I will take some photo's tomorrow for everyone. I think I have the new phone figured out...lol...

That's what I was thinking too but when I was talking to one of the people at BC safety authority they said I needed them???

Styx, I'm probably way out of line here but are you negotiating with your dog about who the upstairs loft is for?

Regardless, your new garage is looking great. I put electrical boxes in the ceiling for the lights because it allowed me to use it a a junction box to add more fixtures if needed.

Well I booked the engineer for Wednesday to do the framing inspection. If that goes ok I'll have the city sign off and I can close this thing up. It's suppose to start raining on Wednesday so it would be nice to keep it dry???
Also Bob thanks for your comments about the shop. Coming from you I'll take that as a huge complement...

As for lighting I'm going with 12 two bulb 4 foot led units in the scissor trusted area 17x28 and 4 four bulb four footers under the man cave. In the picture you can see the boxes for the scissors truss area...

So the engineer came and did his walk through and I passed other than a couple little things.

I'll book the city in for their framing and plumbing rough in inspections early this week...

Got the outside wrapped and it started raining as we were doing it...lol...What a change the tyvek wrap makes on the looks of the shop...

Got a chance to check out how strong my ribs still are when my 8 foot ladder decided to dig in to the soft soil and kick me off... Who would have thought I cant fly.
Feeling much better today...lol...

Next finish up the electrical rough in and then insulation and siding.

Not sure what I want to do for heat yet. Any thoughts??? The man cave, office and bathroom will get electric baseboard.

I have a hanging gas garage heater in mine. It heats up quick - I didn't want to have to remember to put the heat on hours or days before if I wanted to work in there.

We really only need heat in the shop a couple 3 months a year max here so I'm thinking electric or portable kerosine???
We just used a small 240 volt heater in my buddy's shop and it would take the chill off in a half hour or so. His shop was a bit smaller but very little insulation. But I am getting older...
I didn't run gas, is there a propane option out there???
Just looking for options before I go much further...

I have a propane furnace hanging from the ceiling in mine. Shop is roughly same size as yours, but lower ceiling height. It was installed maybe 20 years after the garage was built. Not hard at all to add gas lines (had it done, atleast around here it needs to be done by someone with a gas license). Place is insulated all around , some gaps up to the uninsulated attic, and non insulated windows.

I can keep it 70* all winter long, normal winter nights here are 10-15*.

Thanks Nor'Easter where I'm at it really doesn’t get all that cold maybe a week of snow on a bad year and a month of below freezing days. I have insulated coveralls for those days or I can stay in the house and stay warm. The "Man Cave" bathroom and office all will be heated with baseboard heaters on thermostats. I'm thinking of going hanging electrics with fans in the shop. I don't want the hassle of running gas to the shop. And while propane is easy and all that the units are pricy and then there's the changing of the bottles and stuff I just want to flick a switch or plug in something.
I'll run a couple dedicated circuits for them and be done...
Thanks for the input tho... Propane is my backup plan for sure...

As for work on the shop. My buddy/builder is gone now on a couple month European vacation and when he gets back he is starting another paying job so I'm now on my own for the rest of the way... Not too happy about that for sure..
I've been trying to get some quotes for things like insulation, drywall, siding and stucco but everyone is so busy it's tough to get even a quote. That or their price is so inflated it's crazy.
I'm going to have to pull some strings of people that owe me favours and get some work bee's happening here I guess. If not it could take a while to get this done.
It is what it is...

I know I said this before but I will post up some pictures soon...
The electrical rough in should be done this weekend and I'll call for inspection... That should be interesting I hear stories about the drilling that the inspectors give to homeowners that pull their own permits and do it them selves.. I;m purdy sure it will be good to go but we will see...

One question - why did the engineer have to come and make revisions after it was already constructed? Did you not have plans in the beginning? Or did you just make some errors?

When I got my permit, the city demanded signed engineering drawings before I even started.

Anyways, I love the shop. I'm jealous of the 12 foot walls, the loft, and the fact that you don't need heat

Great build so far... Not sure how I missed it before now since you look to be close by - I'll have to keep my eye out for it now. From the pictures and description of the inner workings of city hall it sounds like your talking about Chilliwack. My experience was similar, most of them were very good to deal with, just not fast.

I am also curious why there were changes after it was constructed. I had plans drawn up by a local architectural draftsman so they were already code compliant, all the city inspector added was either bracing or sheeting the ceiling with 1/2 ply right away. There was no engineer involved and my final inspection was when the ceiling and sheathing was completed.

Heat wise, it's nice to have something to take the chill off or it's tough to get motivated... You don't need room temp but 5 or 10C above outside temp makes it feel warm and dry. That gets expensive with electric - there is no shortage of free firewood around here and the new style woodstoves give a tremendous amount of heat for their size. I used an old stove that I already had but it uses a fair bit more wood than the newer one in our house. I'd pick something up from CL and spend the money on a good chimney so you know it's safe.

Hi Johnnie the engineers had to be brought in because when I went to add plumbing to the permit my buddy (a part time building inspector in a neighbouring city) decided to submit plans for some minor changes. We changed from 6/12 pitch to 8/12 to get a bigger loft. Even tho the original plans showed a loft and all the other things my buddy actually started arguing with the city planner over sheer walls and sheer points. At which time the city planner whom had been very nice to me up to now, even going out of his way to get me my permit ASAP, decided he wasn't going to sign off on the huge changes (roof pitch remember) and said I needed to get an engineers report on the building. All in all it cost me around 5g and set me back over a month. On the good side if ever there is an earthquake, hurricane, and tidal wave all at the same time I'm good to go...lol...
Funny thing was when I was talking with the engineer while he was doing his final inspection, I mentioned what I thought we could have got away with (some bracing and such) he said it would probably have been enough...

As for heat I do need it just not that much...lol...

Murray yes I'm in the wack too, right by kincora golf course. stop by some time... My original plans were drawn up by my brother in law's father a retired architect. Spent most of his days designing library’s and such. He did a great job for sure.
As for heat I wired in a separate 220v circuit for a DR966 wall mount heater should work well enough I was thinking wood burner but hell if I'm going to the city to make any more changes...lol...

Found a great drywall guy. funny thing is it's a good friend I had lost touch with years ago. contacted him to ask for advice and he ended up giving me a quote for doing the job. Boarded, taped and finished ready for paint at cheaper than any other quote I had gotten for just boarding it. He is good for it he was my best man at my first wedding...lol...
Looks like I'm going siding on the entire shop now as stucco on the front would cost more that vinyl on the whole building. I have a dude coming by tomorrow to give me a quote on siding and the rest of the outside finished. The insulation I will tackle my self (no one will even come give me a quote)

Hope to be done by end of October or early November...

I really enjoyed siding mine in vinyl. It went quick, was reasonably painless, and pretty inexpensive too.

Drywall, however, well..... I'm getting a lot better at it....

It was great to get in touch with my old friend and when he offered to look after all the drywall well I couldn't say no... We lost touch shortly after my first wife and I split up other than the occasional wedding and funeral but we always were able to pick up were we left off in our friendship.
He did the drywall work on my first house and I was very impressed then.

If the siding quote comes in high I'll probably do it my self. my brother in law has already offered a weekend of help on it... Your welcome to come show us how...lol...

I too am looking forward to seeing mine finished...lol... Any new pictures of yours???

Well the siding guy I contacted didn't even show up to give a quote, At least he didn't hit me with some over inflated price and hope I wouldn't shop around...lol...
Looks like I'm the new siding contractor. youtube here I come... Again...lol...
Got some of my back yard landscaping started yesterday had a truck load of top soil dropped of and 5 more yards of road crush for the driveway. The mud pit while fun wasn't cutting it any more...

I picked up my siding from Home Depot, and followed the manufacturers instructions off their website plus some youtube videos. I liked this guy's vid especially (Canadian, too):

I did mine in all white, but I wish I had done the corners and the J trim in a different colour, nevertheless, it's done.

I think the yard is ready for sod. And the driveway is ready for some rebar and forming. Just going to wait for siding to go on and drywall to be dropped off.
Looked like drywall and insulation will be dropped off on Thursday of this week.

Can you post some more detailed pictures of how you framed the back wall? It's balloon framed right up to the scissor truss, it looks like - did they make you get an engineers report about the height of the wall?

I'm building a shop right now that's the same configuration and they want an engineer's report for that style of framing, so I'm just trying to wrap my head around how it goes together.
