I'm surprised at the number of replies that were negative about the H.O. T-5's. I have a 10' ceiling, three bay garage and love my HO T-5's. I have 121 Lumens per sq ft and no diffusers. I wonder how many posters that replied have actually used/worked under HO T-5's? One option the O.P...

In 1997, I went into one of the local big box home improvement stores and asked for their "Best" concrete paint they had. I told him it was specifically for a garage. I left with a Behr product. I went home and spent a large amount of my time painting a black and white checker board pattern...

So are you in the middle of two shop builds at once, or am I confused? Either way, job on both.

I just installed four of the 8' H.O. T-5's at 20,000 lumens per strip. I upgraded from three 4' T-12's. My little three car (Odd shape) garage now has around 121 lumens per sq. foot. Last week our temps were at 17* degrees and the lights fired right up. No problems. It's quite the upgrade.

Sorry for your loss. As others have said, that's a beautiful lot to build on. Prices are a lot higher in Reno. It's about $13-15,000.00 to have a contractor build a detached two car garage. That's stick built with permits. No electrical, no plumbing. One man door, a double wide overhead door...

Outstanding progress thus far. By chance are your initials C.A. and do you own a Unimog? Your attention to detail, use of high quality materials etc reminds me of someone up there.

Nice garage and 40. Rezarf is pretty well known on 'Mud, as is "Bull" (Rodney). There seems to be a few expats from 'Mud and ExPo looking for garage ideas over here.
