I will never build a suite above a shop, or live in a hose over a sho for that exact reason. They are bad news period. It is almost impossible to isolate the top from the shop fumes. You might have a chance if you seal up the suite and install an air system that will maintain positive pressure...

They can put colored powder broadcast onto the wet concrete surface when they power trowel it, and in most cases it is also a hardener too. The problem with that is if you damage the floor in the future the color is only a skim coat on the surface and you will see the grey concrete under it...

You won't be running gas through that shallow buried plastic electrical conduit. Plan on digging in a proper gas line with the associated risers etc.
