Zoning is done and fine but unsure where to start looking for the other limitations you've mentioned.

I'm planning soon to move into one of the few non HOA area's of Columbia. I've searched the boards and couldn't find anyone that says they've built a garage in the area. If there is anyone that reads this that has or know what potential "gotcha's" there are to building in the area please...
