    Indirectly related, I am curious how you are spanning the 24' width to support the ceiling and insulation, especially since not using trusses? You mentioned R15 walls - are you doing 10' walls with 2x4? Have you already started the build?

    My guess is the joint is ragged. Sad but I probably don't have much of a choice with the builder other than to let him come and caulk it. Then I can figure out how to fix it so I won't have to worry about it.

    Yes, all permitted and passed all inspections. It was built by a fairly high volume (I think) local builder who specializes in garages. I do suspect however that the builder knows a few people at the county office very well.
