Indirectly related, I am curious how you are spanning the 24' width to support the ceiling and insulation, especially since not using trusses? You mentioned R15 walls - are you doing 10' walls with 2x4? Have you already started the build?
Nice, looks good. Is that the DIY one? Did it come with a 25' line set? Doesn't look like you had to coil much. What do you mean by 10 gauge pigtail? What were the larger costs besides the unit itself?
Good question. In some areas, I think you are probably right. I believe I was able to pull out chunks of unattached sod. I bet it was a combination of not removing sod and also using some from the perimeter and high side of the excavation as fill. It is very disappointing when you trust that a...
Take a look at this foundation prep job for a monolithic slab. Posting just as something to watch out for and/or as a "wow, I can't believe they actually did that" sort of thing. This was done by a local garage builder about 5 years ago. They used hidden sod as fill! I almost cancelled the job...
I see you mentioned 2x4 walls. What height are you going with? You might want to consider going with 2x6 walls - at least check what it would cost for the upgrade. I have 9' walls on a new 24x21 garage and that is one thing I would do differently if starting over. My house is all 2x4 as so many...
Thank you for all the responses!
I was hoping for a few "had it like that for 10 years with no problems" but I am not too surprised.
Cutting it out top and bottom is a possibility. I'd have to check where it would line up with the top plate.
I actually sent that same SmartSide instruction...
My guess is the joint is ragged. Sad but I probably don't have much of a choice with the builder other than to let him come and caulk it. Then I can figure out how to fix it so I won't have to worry about it.
My quick guess is that there is a source of moisture in the fridge that is being sealed in when the door is closed - maybe from the freezer that was defrosted or something like that.
Hi. For those with T1-11 sheet siding such as the LP SmartSide stuff - where there are horizontal **** joints, do you have any flashing involved in the seam? I am talking about the joints such as on the gable ends or if you have higher than 9ft walls you probably have one all the way around. I...
Yes, all permitted and passed all inspections. It was built by a fairly high volume (I think) local builder who specializes in garages. I do suspect however that the builder knows a few people at the county office very well.
Thanks for all the feedback! The door is already installed - garage is already finished. Same local garage builder. The builder seems willing to fix problems however I am not sure he will agree that this is a problem. It is 2X4 construction, stick framed roof - ridge board. It's a 9 foot wall so...
