Rule of thumb is 1 ton per 400 SQ ft, 1 ton = 12,000 btu so 18000 btu = 1.5 ton. Have the same unit in my garage, 26 x 20, 10 ft high non insulated and keeps it constant 72 with outside ambient at 95 and high RH When you buy get extra remote, you break loose one you got problems
