Went with foam. Spent a little extra on closed cell for the outside facing wall and open cell for the inner walls and ceiling. Went in and done in a day and let them trim any excess. Works awesome. Closed cell is a good vapor barrier and it resists varmints but costs 50% more.

Ditto. Use green board or a listed water resistant product.

Here in Florida it is the moisture and bugs. Carpenter bees can do immense damage to a wood ceiling. Squirrels love to sharpen their teeth on wood and will not touch hardie. I predrill the hardie and use deck screws with a metal washer. Six screws for a 4x8 sheet is sufficient overkill. Paint it...

For around the same amount of aggravation a motorized geared motor might be a bastardized idea but then there is remote control capability. Amazon
