    I think those would all be great questions for the guy who built the garage, but unfortunately he doesn't live here anymore. I'm guessing there was always a water problem, I'm just the first to do something about it. Agree with excavating around the perimeter and see what i'm working with.

    Thanks - No the OSB is not below grade, just a portion of the 2x6's. As you can see there is separation between the 2x6 and the slab, so I'm thinking a rigid barrier is best. Looking for suggestions on this one...

    Thanks - I really want "clean" walls upstairs so I dont think i will build access doors up there, however I do have access to behind the knee walls from the stairwell. I will keep that access as it makes great storage for seasonal things like my fishing gear.
