It just needs to go. It NEEDS rebar.... and have them form the top with 2x4's at least for a cleaner top edge (CHEAP AND EASY TO DO)... i'm in TX and don't have to worry about winter weather, but if that's another concern with the weak edge... RIP IT OUT. Rent a jack-hammer for $50 and have it...
I'm building a 30x36, 2 story with fully finished second floor with 3 rooms, kitchenette, and bath... 2x6 studs, 10' ceiling downstairs, spray foam for roughly 70k... Doing some work myself, have hired some out... Start framing in 2 days.
Love the work you are doing. I do everything myself too... which is why it takes me forever to get things done... you can always tell the guys who have no kids though!.. i have 2 young ones and they have ZAPPED all time from me... reading this makes me want to get going on my "list" of projects...
