    That's why search and rescue teams are dispatched after a tornado hits... I think I would rather be trapped for a few hours and alive, than landing 100 yards from my original location... dead.

    The one I have was built in the 70's. Six feet deep 8'x8' block wall "L" with stairs decending down one side. I've recently revamped it and now the slab ceiling doubles as the foundation for my 18x12 storage shed.

    I was reading a bit on waterproofing and was wondering if I could do some sort of faux finish with a drylock coating or even paint and mix sand or small gravel to have a textured finish and skip the stucco. Would this work?

    Well after the building inspector came, flashing was installed the following day between the wall and block. Now will wait till the next good rain to see if it worked.

    I think the key word being "good builders" is what I'm lacking. There is no flashing so the water is probably getting into the block.

    No, I don't think the builders put flashing between the block and bottom plate. The water is definitely seeping though the block (see pics).

    My garage is nearly complete and few days ago I discovered water seeping through the lower concrete block portion of the walls (40" of block 12'-3" of stud). How should I deal with this issue? I would like to eventually stucco the exterior of the block so I need a solution that would not hinder...

    Estimate for this 32 x 24 garage?

    Wow, those prices are a little high compaired to my area. My FIL had a 24x24x8 w/ 6' attic space, 4" slab, 16x8 door, a walk-in door, and 2 windows for less than $12k. I plan to get the same company to build mine with higher ceiling for a car lift and a loft.

    In some states, you don't have to be licenced to do electrical work as long as it's your permanent residence.
