Are you sure on the 80-100k? Bad economy or not that size building sitting on 18 acres of most likely comerical land sounds like alot more then 80-100k. If you could get it for that I would say scarf it up but check what the taxes would be first.

I think you would want to put the insulation between the furring strips. So you would need 2'' thick furring strips.
