Thanks, I'm going to move my carbon monoxide detector to the garage and run the heater, hoping there's no issue. I've spent hours in the garage with the heater running and the garage door closed with no issues, but just in case of leakage I will check it!

Ok, I took your advice and capped off the large opening, now all I have is the one 10 inch round duct going to the 2 car side of the garage via flex duct. The air flow is much higher and so is the supply temperature! Before I capped off the opening, the temp at the supply was 115 degrees max...

Fitter30, Thanks for noticing the water lines. You are correct, the water heaters are piped incorrectly per your link. Can I pipe the Hot-out of one water heater to the cold-in on the other water heater?

b-boy, I only have the one 10" duct (besides the square opening) as hot air supply. Should I put a T at the top of the round duct (in the attic) and install 2 supply air grills in the 2 car garage side? Maybe more hot air on that side would fix the issue? I don't have a way to get the cold air...
