    ddawg 16, I know that area well... spent my share of time at ECC. I'm just south of LAX in the Gundo. At the time I had my plans approved, the city would let you build an accessory structure (non-residential, less than 1000 sq ft) on TWO property lines. My garage sits on the south property...

    My lot is only 5' wider than the garage... The house, unfortunately, does not look anything like the garage... we want to do a remodel on the house and we're testing out all our design ideas on the garage...

    Thanks, me too. The "mission" style that is so popular nowadays has its roots in the string of Catholic Missions built up through California by the early Spanish priests. Its really the only style of architecture that is pure California. It was either this or adobe bricks...lol

    Gosh, I should note that the previous two pics were not taken from the same vantage point! From this view, both buildings are on the property line on the left edge of the photo. The old garage was 24' wide total... which is just about the halfway point on the new garage width!
