I can't imagine the purpose of that vent to nowhere. Do you have a room over the garage? If so, should the floor of it/ceiling of the garage not be insulated? Perhaps that was a builder's way of avoiding having to insulate that section?

I can't answer current pricing since mine was done 5 years ago, but as for covering, I think it depends on local code. Mine did not have to be, as the foam contained an ignition barrier in the mix. I had my house sprayed and that included and unfinished FROG, so all of the walls and roof deck...

There was an episode of Holmes on Homes where a family had crumbling concrete and they had to build new footers. Interesting that article states that Canada has established a fund to help homeowners. Amazing a problem so impacting could be so prevalent.

That price sounds really good - depending on the thickness. Also - is that for encapsulation - i.e. all exterior walls and roof? Is that closed cell or open cell? If closed cell - make sure it is 2lb. There are some newer 1.5lb closed cell with less R value for cost savings. I just had my...
