I also went through this while building mine (also 40x30). The ceiling wasn't high enough using 10 ft wall (for the lift I want) so I'd ended with 12ft wall and scissor trusses. It's kinda high from the outside but it's not "that" high. Here's some pics if it can help. (sorry about my bad english!)
