I’d pull the carpet up and install a product called DRICORE. It’s made as a subfloor for concrete. Used it in my basement in Michigan, and put carpet over it. Works fantastic.
Product called "Rid O Rust". It's a liquid, lawn sprinkler companies sell it to remove the rust stains from houses, driveways, and landscaping. Spray it on, rinse it off.
3 years ago, I switched from ADT to a wireless system by Livewatch. Haven't looked back! Door sensors, and motion sensors for me, work the best. Didn't bother with the window glass breakage sensors, my thought is that if they are coming in, the motion sensor picks them up.
Well, if you want true 14' walls, don't forget to take into account the bottom plate and the double top plate. That is an additional 4 1/2 inches in itself.
What about using Dri Core panels? I realize that you have a vapor barrier under the floor but with the panels, there is a small amount of air circulation allowed, just in case moisture gets onto your shop floor.
