    Ditto on the electric vs gas, my 750sq.ft garage costs me about $100/mo to heat with a 10kw tankless for my in floor heat. This is a well insulated building, and I keep it at about 58 degrees for the winter, very comfortable heat.

    I too was left with the same 750 sq.ft. limit, and I ended up building 23x34 so I could fit 2 cars end to end along one wall of the garage. The extra 40 sq.ft ended up outside the man door but under the roof, made a nice entrance to the garage without getting wet when it rained out.

    I'm currently using a Titan 10kw tankless heater and have been happy with it. Garage is 23x34, 1.5" Celfort under the slab, 2x6 walls, R22 in the walls, and currently just R14 in the attic.     I'm definitely open to the possibility of a bad unit, but rather than just assuming that, I'd thought I'd get a few ideas to see if there's anything I hadn't tried. That's the one problem with an opener that has such a good reputation, there's not much troubleshooting info.

    It appears as though the monitor is simply a microswitch, the door acts the same with the microswitch in either position. What more could there be to it?

    I jumpered the monitor terminals so the unit doesn't care whether it is hooked up or not. I will try the force limits first if I can actually get it to react the way the instructions suggest it should.
