I used 8 T5 6 lamp fixtures, shop size is 28x32,

see if you opener has some aux contacts to wire into garage and breeze way lite, or tap into the lighting circuit or use relay wired into the lighting circuit on the opener. some openers contacts wont carry to large of a load.

I have rebuilt old motors like that they are way over built and will run for ever, just not as efficient as the new ones out there and hole lot heavier, check name plate data, would also use a motor starter for it (magnetic starter) more than likely it doesnt have internal overload

I have 3 ceiling fans with speed control, + 12' ceilings sure helps move air.
