    The short pot life is the thing to consider with polyaspartic. Seems like you project got away from them. Circle back and let us know how it worked out. Hopefully it will look like nothing ever happened.

    Check out MRL09 mid rise, seems decent. Probably a typical Chinese lift. The Nussbaum Sprinter 7 is also very nice. You are making the right decision With the scissor. Plop in on the ground and use it. If you get a full rise you can always recess it later.

    Would be to install inline power switch and shutoff when not needed. Unless it runs regularly throughout the winter.

    $75 if done right seems like a very good deal. If this is HE furnace, pull condensate trap and clean that out.

    HOA reserve studies are typical to ensure that any assets will be replaced based on expected life span. Make sure the HOA is is good financial shape. If you want to do anything and everything on your property then it might not be for you. But that also means that your neighbor could do the same...

    I have a few of the Leviton motor rated switches and have not had issues. Enclosure are great and all works as intended. They also have 3 phase switches.

    Torque wrench storage

    All torque wrenches in their cases, especially the 3/4”. I have been known to ns’s every now and then and wouldn’t want a precision tool to get bonked.

    Pro gives you thicker gauge steel and the cabinets are taller and deeper. Pro is a good value for what you get.

    Call an insulation company and see how much the cost is to go from what you have to where you want to be. I would do R60. If not then R49. Sealing up ducts can be done by yourself with a tub or 2 of duct pooky.
