Posting it here too in case you don't see my introduction. HELP ME!

I know the garage was built in 1985, there is a drain in the floor that goes out to the back of the slab and drains to daylight, which is according to the building codes I've been reading. I'm hoping for a break that they will still have the permit and drawings from the original build. There...

Ooops, yes, 10' walls would be minimum, but I expect you're going to tell me 12' or 14' if I plan on having a 2 post car lift in there eventually. You know, after I win the lottery.

So, first I need a building permit. If I'm going to do all this myself, do I have to pay an engineer to draw me up some plans to submit? They require plans to be approved for the permit. I thought about calling them and asking them if they have the last set of drawings from when the garage...

I do know what I want. 24' x 32', walls, one 16 x 8 garage door, one walk-in, two windows, and a metal roof. Easy peasy!

Jagmandave, you read my mind. Didn't know if the kits came with plans I can submit to the county to get my permit. It's getting my friends together long enough to get it up in the 180 window. :)

Thanks for all the great information. I have actually been looking at a pre-packaged kit from Sutherlands that would be almost perfect for what I'm wanting, but I wasn't sure how it would work since the pad is already there. After seeing your pictures of how the framing sits atop the concrete...

No, I'm not even thinking about the electrical now, but there is conduit right next to the pad coming out of the ground that I can have new lines pulled through at a later date. I'm just wanting to know what kind of garage I can build cheaply that I can update as I get funds, but will be a good...

Hi, my name is Sharon. I'm finalizing the purchase of my own little slice of heaven in Cass County, Missouri. I got a great deal on it, because.... wait for it.....there's NO GARAGE! The garage to this property burned in April 2012. There is a very nice 24' x 32' concrete pad that I would like...
