I would really question that price. I'm getting ready to put a metal roof on my house and shop and it's gonna run right at 15K.

Open mine all the time with the exception of winter. I have a vent fan in the ceiling that makes for a decent breeze when they're open.

As others have said Round up but I use the extended control concentrate. It says last up to three months but it's more like six or more.
