The current plan for garage upgrades:
1) Epoxy coating for the floor, including wall trim and crawlspace.
2) New garage door, a Coplay 18.4 R value with double pane, frosted windows (or some other privacy enhancing glass), and a Liftmaster 8500 jackshaft opener.

I have an HOA, and need to match the neighbors' garage doors, so I need a row of windows along the top of the garage door. I do like that they make the garage lighter, but like the OP, I live on a busier street and don't want people window...
Agreed! I wasn't expecting it to, but a two car garage became a minimum requirement when house hunting. I wanted space to have workshop and park car when I eventually buy new one.

I think you're referring to the area taken up by the crawlspace, on the top left the floor plan? I took the glass half full approach in describing it and called the remaining area the bump out :).
