Need a new 16 x 7' garage door and seeking advice for which manufacturer(s) to use. I've gotten one quote so far on these: http://www.holmesgaragedoor.com/residential/ I live on the west coast of Florida and need a hurricane rated door. Also, leaning towards an insulated door.

Very nice design. Now you can scold your wife if she parks outside of the guidelines (black/grey tiles) and have proof that she cannot argue with. We all know how our better halves like to twist our words during spats.

I am pondering acid staining my garage floor as well. I got most rust stains out using toilet bowl cleaner and will TSP, dawn dish liquid, clay kitty litter the oil stains. Afterwards I plan on renting a floor machine and sanding with 60 grit in steps to 220 grit before I'd apply acid stain.

Mr. pattenp Will you please post full door pics of closed,open and halfway position positions so I can get a better understanding of your tensioner. Will it help when mine sags in the "open" position ?

I've owned the house for 11 years and the door came with it. the aluminum struts, thank you (not beams) are very pitted and discolored. If, I end up buying a new door any recommendations for type and brand. The door probably isn't worth putting new struts on, as it has a few tears.
