Only 30,000 btu but check out a propane wall heater, nice and quiet. No vent needed and you can insulate some this summer and turn the heater down.

My first post and question! I live in central MN and finishing my new 720' detached garage (R13 walls R40 ceiling 2" pink under.) I can get a great deal on a 12kw boiler. Too big? Am I right to think since its a modulating boiler I should be ok and it just won't run as much? I already have...
