I think some basic research has netted me this product: Glidden 5 Gallon Interior Speed-Wall PVA Latex Primer/Sealer Seems easy to clean, is extremely inexpensive at <$5 a gallon, and can accept different final paint products. I may primer, sand, primer, sand then paint . . . still looking...
