Day One - Today is the start of my 28 X 40 garage and pool house combo. I've gleaned a lot of helpful info from this site, so I'll document what I can and welcome any comments.

Today, we're just tearing down the existing shed, and I'm giving a look at the location where we'll build. The garage side will be 28X28, and then the pool house side will be 12X28, with a bathroom and kitchenette/outside bar and a glass wall opening up to the end of the building. It will have hydronic radiant heated concrete, and we're planning to do most of the interior ourselves, so it'll be a fun project.

Permits were approved in 48 hours (I'm told that's a record), so here we go. Wish me luck, and I'll update as I can.

Good luck on your project. Can you post an aerial view of property with the new space penciled in for reference?

A couple big days coming up. Over the weekend, the basic electrical (just enough to satisfy inspection) and my two exhaust fans went in: one fan on the garage side for fumes, and one on the pool side for cigar smoke. Today windows and the glass door are going in. It's a 14' five panel bi-fold from WinDor, and it better be worth it!

Looking good! We looked at one of those glass panels walls for our house in AZ and yeah after seeing the price we decided to build the biggest set of French doors we could afford. I couldn't justify spending that much money to let that much dust in 🤣. Heavy suckers, iron. Had the 10ft version of the same doors built for the front door so you could see all the way through the house.

Yeah, we looked at a lot of options, and some companies were 2-3X the cost of what we settled on. We just hated the idea of sliding doors where 30-50% of the opening was still going to be closed off.

BTW - Love that propeller fan blade.

haha - yeah the flip-flops were a nice touch. I guess it's hard to have anything land on your toes when you're standing on the top of the build. He had boots on the next day.

I've been really impressed with my contractor. At least around Indy it was hard to find someone that wanted to do a garage. No shortage of people to do pole barns, or remodels, or complete new homes, but he seems to focus on good detached construction, and I've been really happy. Gutters and garage door today.
