thought I had this deal figured out....then the hvac guy shows up and suggest going electric boiler ....then the plumber shows up and suggest a propane nevian tankless deal.....looking for real world feedback...i'm in northern ky , and heating 2 zones (30x40 garage & roughly a 34x34 living area)...

Anyone able to give a idea of what size i joist or floor truss, i'd need to free span a area that is 27x34??? Will be a room and bathroom above this are. Thanks
