Just discovered this today. Looks like a broken sill plate to me. The sill plate on the opposite side of the garage is all one long piece of wood. Should I get this looked at by a structural engineer?

Hello all, I'm about to purchase a new construction home but there is a big gap (in my opinion) between the garage floor and the dry wall as shown in the picture. Anyone have any suggestions on how to fix this?
