I ended up using tear away bead. I also applied this on the bottom edge around the perimeter. It was inexpensive and easy and I think it will do the trick.

This is a good point. They’re almost finished with a house down the street and the building supervisor was there so I just went down and looked at that one. It was the same. He said that’s how they do all of them.

What about tear away bead? I've been digging into it and it looks like that might be an easy solution.
