What's the one garage upgrade you wish you'd done sooner?

    1. Dehumidifier. I have lots of machine tools and now they don't rust. I also learned not to open the overhead door when cool inside and warmer and humid outside. 2. Cable TV

    Shed attic, heat/insulation?

An aluminum ridge vent is pretty easy to install. Just cut 3" slot wide in the shingles cap and nail it on, caulking the nail tops. Otherwise put in a tempature controlled fan. A radiant barrier with no insulation and no a/c is likely worthless. In my garage I run a dehumidifier so my machine...

Maximizing stair width for basement stairs

The base coats for stucco/parging is very important. Find the high spot first. Work in sections. Set straight edges (angle iron?) about four feet apart that you can use to screed from. Attach them with anchor screws. Use shims to set the straight edges plumb 1/4" proud of the high spot. Rough...

Maximizing stair width for basement stairs

To finish the stair stone wall just stucco/parge it flat to the highest point and paint it. It will just look like drywall. Unless you are talented, get a pro to get a perfectly flat smooth surface.

Can I plumb two 60 gallon compressors together?

Just leave one unplugged until you need more cfm's. The one can fill both tanks giving you a good amount of air.

Where to mount Garage door opener wall station?

I always put mine at the door I walk into the garage from. If that is far from OH door itself, I would put one next to the OH door too.

    What's the minimum stud spacing for a 12 x 12 storage shed?

The maxium spacing depends on the siding you choose. If using 4x8 sheets of T-111 four foot is the max because you need one at each joint. 😄 More seriously, the important thing in designing a shed is to start with the roof size to minimize waste. If you want your shed to be approximately 16x12...

You can always just have a inch of foam sprayed to control air movement and then put batt or blown on top of that.

    Screw recommendations

Phillips head screws **** for long or thick screws so I don't use them those type screws. For any screws long (over 2 inches) or thick (over #8) I use hex head or torex.

    dig out stumps vs grinding?

If you want to push or pull them over let a hose dribble on the roots overnight. Then they will come out easy if you cut the roots with an ax as they pull up into view.

Rodent proof garage door bottom seal

Why would you want rodents around your garage? Put traps or a bait container out and kill those things. Dead rodents chew no seals.

Help needed with structural details of steel entry gate build.

Use a larger diameter wheel and a big spring pushing it down. It doesn't need to support all the weight, it is just a helper.

    Car condo owners, in here

The other concern I have is the car hobby itself. These car condos are selling because us baby boomers are at the peak of our wealth and we were born and raised into the car culture. Younger men are not nearly so interested in cars. As we die off there may be a big surplus in classic cars verses...

    Car condo owners, in here

It varies. From my experience, the market was good in the late 1970's. I got licensed in 1981 when a 30 year mortgage ran up to 18% and the real estate market was horrible. It got better in 1985 when rates dropped below 10% and boomed in the late 1980's. The market went off a cliff in the early...

    Car condo owners, in here

It's likely a bubble. Fads come and go. Condo apartments go up fast in good real estate markets. Then developers over build and they fall very far when the economy hits a bump and can't be sold. Often prices are underwater for ten or more years. Car condos are a single purpose luxury structure...

Windows in Overhead Door, Yes or No?

I say yes on windows. The thing is, just get the windows. If you don't like them paint them black on the inside or put up curtains.

    Car condo owners, in here

I have been a real estate broker for over 42 years, own commercial and residential investment rental properties and I would NEVER buy a car condo. Too much of a niche product to be a good investment. If you want to buy something like that, buy a small commercial warehouse. If you will move soon...

    First time building

A few thoughts. 1. As others have said, bigger is better. 2. Think about attic storage. Higher pitch means more room. Standard trusses block useful space. Check on scissors trusses or use mainly regular trusses but stick frame some so you have a flat floor area for storage. "I" joists can...
