The whole yard is pretty much a disaster rite now. In the spring there will be some new siding for the house and sill repair so the yard will need to wait until then.

Building a 20x24 garage. Here are some pictures of the progress so far.

If you have the power to spare I see that Titan n120 tankless modulating heaters can be had fairly cheap. Mite be a decent option to try. I may go this route next year when I can upgrade my service to the garage.

yah, I was looking at a single element tank 30 gallon. it has a 3000 watt element, was thinking of maybe replacing that with a 5000 watt one.

No gas available here, thats why I was leaning towards an electric tank. My question now is, should I go with a regular run of the mill hot water heater or would it be worth the extra cost to purchase a 5+ kw tankless boiler? Or would a propane fired heater be a more sound investment?
