25x40 Garage Restoration / Marriage Stress Tester

Thanks guys! Parts of doing it was stressful because of the lack of help. My wife was a great help but sometimes I just needed the strength of another guy to lift things. We enjoy the firepit quite a bit. Setting around it just magically puts a beer in your hand. My next piece of finishing...

One of the last editions that I am working on is adding a burg system. I wanted something that offered Zwave and integrated with my other products. I ended up going with a 128BPT burg panel and a Tuxedo touch screen display. I put the panel in a Fire rated enclosure that came from a Vista 250...

One of the last things that I wanted to do is make my garage secure. In doing so I had an idea what I wanted to put up. The system is not your typical in home Costco system. The HD3& HD4 cameras are casino grade and offer dual stream capability. The box cam is also a 720p camera with vari-focal...

One of the requirements when re-doing the garage was to have hot water in the garage for washing cars and other greasy things so I wouldn't have to go in the house and get dirty looks from the wife. I planned the placement correctly and used a 2.5 gallon Bosch water heater under the sink. I...

Once the inside was painted I could finally get started working on my bench and desk. GJ was a great resource for picking up tips and tricks regarding the bench. I decided on making it 30 inches deep and 40 inches high. I also decided against making my desk the same height so I opted for...

The inspiration for the paint on the inside actually comes from the clock in the third to last picture. My wife bought it as a gift but didn't work right from day 1. We both laughed about it but kept it there anyway. Also I wanted to paint it a darker color on the bottom so it wouldn't show...

After the insulation and ceiling was finished, I could finally move onto the lights. I used Lithonia’s tool for placement and the amount of lights I would need. I also took pointers from other GJ members about placement. I wanted to encase the vehicles in light rather than place directly over...

After I finished the electrical I could move onto the insulation. The studs were all over place meaning off center. Some were on a 16 center while others were on a 22. I got a quote on spray foam. The first quote was very high and the second was 1300 for the garage and underneath the house...

I will have to look it up but think it came in around 1500. A bit cheaper than vinyl.

I ran mobile home feeder from the house to the garage but reduced it to a 75 amp breaker on both sides. I pulled a permit and had it inspected like a good boy so I could sleep at night. I don't have very many photos of the rough-in but this is what I do have. Notice the old box beside it.

The electrical was subpar in the garage but the good news was the house had a 200 amp service. This was a great opportunity to run a drain in the yard for run off and water line into the garage for sink. Notice in the first picture the cable they ran. It was a piece of romex 12-2 on a 30 amp...

Notice in the second to last picture that I have new garage doors in. Again I get a quote and the quote was too high so I special order the Clopay doors with R-12 and double backed metal. I ended up putting them up myself. Also notice there is no trim in the picture. We wanted something low...

After reframing the wall and putting up plywood we moved to the rest of the outside to rip off all the old siding. I couldn't decide on what type of siding so I get a quote on vinyl. The quote came in at 9k.. No thanks... so we went to Home Depot and purchased the lighter version T-111. It...

Thanks, Sunbimmer- I am there right with you. I had three quotes to do so in the beginning. A Morton building was 32k and the cheaper series was around 22k with just the bare shell. Local guy quoted me 50k for teardown and rebuild. We did it cheaper with quality doors and windows. Labor was...

Below shows after the front was repoured and the siding ripped off. In second picture we are reframing the wall and putting a new sill plate in. I had a contractor come in an lay another row of blocks to get the sill plate away from the dirt. We couldn't re-grade because of the huge tree...

One of the problems with the design of the garage is that it had to many doors and windows. In the process of restoring it I elminated a walk-in door, a window and a small garage door. Below you can see where I patched over two of them. The second picture shows what was underneath the lead...

The above picture shows where I cut about 10 inches off the bottom so they could come in and lay new block. In the back of the garage we also ripped of a small porch that was in poor shape. Again the concrete was in bad shape but poured very thick. We cut in small pieces loaded it up.

    Crawl space insulation Sandy damage

Thats a good suggestion. It's funny how they make it from lava rock. If you go with foam I would used closed cell of course. Fiberglass will lose it's insulation properties after it gets wet.
