Speed: just because our state and California has been on fire the last few summers I think we invented those old burn piles to clear land. we just get more wind now and lightning starting them and of course it's a lot warmer and dryer. that said it sure would be nice to legally burn brush in our yards again.

nice work on the light spiffing up and I had no idea there were so many cool choices for lightbulbs.

I wish i had all the space you have and sounds like you've got a plan so best of luck.

have a great weekend.

Go for the "welding goggles" bright. You can never have enough light in a shop. Wire them up to switch on 3/4 of them and add the last quarter when you really need them.
Great set up in the making.
T

I second that! I've never had too much light.

Could you "enlighten" us on how you converted the lights to LED? I know there are a lot of those out there that get thrown away-if they could be changes out-for a little money and sweat, it would be great. Maybe put it in the lighting section on here. Great work you are doing on the hanger.

What a great place and vision. I was really hoping for Plan 'A' but your idea for rental income makes perfect sense. Subscribed!

From the looks of it, it seems all he needed to do was remove the ballast guts from the original fixture and wire in a standard bulb socket. The bulb he chose is only 60W.

Another local checking in. Would love to see this place some time. Really curious where it's at, since saying "Atlanta" is about the same as saying "Florida." Good plan to convert it into studio space. No matter what there doesn't seem to be enough of that around here these days.

I love all the doors and windows. I've always wanted an office that overlooks the shop area. Nice work!

Thanks! It’s a straight forward process of bypassing the transformer and capacitor for the 480v setup and running a power cord directly to the socket.

You can get a “universal appliance cord/extension cord” from a hardware store for $8-12+ each but my local salvage building supply place hooked me up with a dozen new 6’ cords for $24.

Once I get them all assembled and hung, i’ll make a new thread for it!

Yep, technically didn’t have to remove anything but it did make the fixture over 5 lbs. lighter.

Yep, controlled burns seem to be a “necessary evil”. All the undergrowth helps small critters hide but it allows fires to easily spread and sometimes even kills the larger trees.

Your project looks pretty awesome.

There is an ex-garage in San Diego that is outfitted as a photo studio.

Thought you'd find it interesting.

Oh nice! I’ve been browsing for months at converted studio spaces and surprised I had not found this one yet—their photos instantly gave me a few ideas!

The guy who owns it lives on site. The little 1/2 quonset hut in the back is nice and he did a lot of stuff with wrenches as towel holders, door pulls etc . . . I forget if those details come through in the pics.

It was a great space to shoot in, IIRC we shot there in the morning and then based out of there the rest of the day as we had locations nearby. It was definitely one of my favorite studios that I ever worked in.

Re: Hangar Living + Garage + Shop

A quick update from the weekend progress! After a further inspection of the original wood framing, and discovering 30’ of walls were attached to the steel purlins with 3 wood screws (lol), I decided to tear it all out and build a new header.

It was about $70 in materials to frame the headers with steel studs & track and use the proper hardware to attach it all. The long glass wall is up but need longer screws to finish the short wall.

The next step will be the 3’ wide glass door. In order to make it a swinging door, I’ll have to rip about a 1/2” off the bottom and install hinges, or a long piano hinge. The next solution is to hang it from a track and make it sliding. Given the space at the top of the stairs, sliding seems like a better solution!

Oh nice. I’m a huge fan of the Quonset hut! ! I’ll have to check the out the next time I’m out there.

One of the biggest influences on my space is P Blok in Instabul, Turkey. I haven’t been there but I’ve been admiring photos of their studio for years!

It’s going to be a while until I have a proper garage setup but I think an Atlanta meet up should be planned for the spring! Food, bonfire, and garage floor and lighting talk lol! I have a million ideas to toss around and love to hear about other peoples experiences.

Lair-esque is a good 'look' to shoot for!

One of the smartest things I ever saw a studio do was to have a pool table - but not a full set of balls. That way no one could ever say 'I just have to finish this game' but it gave folks something to do while waiting.

Finished the windows and the next step is to mount the salvaged barn door slider for the door.

Cool! Having living space inside a larger building like this (or like the ones in Turtlevalley's or Morio's threads) is my dream. I really liked your Plan A - hope your income property plan goes well enough to reconsider Plan A in a few years. If you were a thousand miles closer I'd think real hard about driving over for your springtime bimmer gathering to check out your progress.
Keep the updates coming

The good news is all the changes for a studio are flexible, portable, easily reversible, or have the living area in mind. The glass room can easily be converted to a bedroom and the dressing room below can be a large bathroom and walk-in closet.

The major costs to make it livable are plumbing, additional insulation, [preferably] natural lighting, [preferably] HVAC, etc.—all things that aren’t required for a rental studio. I also have to run water to the building and add a septic system.

The more I think about it the more I want to do it now lol!

If you're renting as a studio, you may want to have an inverter AC unit in the upstairs portion for respite. You know GA summers can be relentless, and that's often when production happens. Also, keep fan clearance in mind when hanging lights, etc.

I was thinking the exteriors would look great in a monochromatic black, but heat soak would be an issue without shade.

Oh yeah, the lounge and dressing room is being heated and cooled regardless. Then the studio area will have the option with portable units.

If you attached the window frames to the overhead purlin, you going have a problem if the wind blows real hard or it snows/rain because of deflection of the roof. Purlins will go up and down a certain distance over time. You need to have a sliding type of connection if you attached to purlins. Just wanted to give you a heads up on this.

Thanks for the heads up! I did think about it and was hoping the long side being parallel to the truss [ within 4”] would prevent much movement.

The short wall, being perpendicular to the truss, is the one I’m more concerned about deflection. Do you have any links to a sliding connection? Thanks again!

*EDIT*
I took your advice and moved the framing up about 1/2” so the glass can be secured within a channel without the weight of the roof on them.

Speed: I was also concerned about the quality of your loft once you tried to save the wood that was already there and happy to see you've moved on to a better quality solution. i'm not sure about all the roof movement or other things discussed so i'll be watching and learning as you do.

did you make a decision on which one of those space age light bulbs you are going to buy and use after trying one? I agree you can't have TOO MUCH LIGHT in your shop and I bet once there are items in there and on the walls you'll notice the light reflection will not have the same effect.

thanks again for showing us that you can change those industrial lights to work on regular power and now i wish i wouldn't have given the one away i had sitting on a shelf for years a couple months ago.

good luck with the progress and nice work so far

Well, honestly I have the absolute scariest extension ladder and have not been enthusiastic about hanging the lights lol! I’ve been hoping to acquire scaffolding but it’s been one dead end after another.

Since they’re not hung yet I haven’t been able to decide on an exact bulb—I do know I’ll need multiple choices for lighting, multiple zones, etc. The possibilities are endless but the budget is severely limited too lol!

Speed: i've bought a few good ladders at local auctions so you might see if you can get a quality upgrade so you don't end up in the Emergency room trying to get some light in your shop.

got any more pictures?

FINALLY got some scaffolding but I’ve been too busy with other projects to get anything done!

On a side note, I picked up a 19’ 1984 camper for the property and have about 4 weeks to make it livable—what have I got myself into? Lol!

Re: Hangar Living + Garage + Shop

This is such an awesome build thread and love following it. As an entrepreneur myself, I like the fact that you're renting out the space for additional cash flow. I may have missed something but I have a couple of questions.

1. Would it be easier to capitalize on the second smaller garage as the rental photo shoot building so you can separate business from pleasure? There may be some better tax benefits to this as well.

2. I love the idea of live/work garages and I want to build one myself. I'm having issues finding what building type to classify the structure and also choosing a construction type. I'm also have difficulties finding details for the proper 2 hr fire separation you need between classified living areas and work areas. I wanted to add windows similar to yours but can't find a cheap 2hr rated window system.
