My 25x30 double mancave

So after my 'friendly' welcome I decided to add a thread on my first ever private build. Now I have managed site stock and material levels for eight years, been around build sites all day everyday. Never did I think it can be so tough and stressful.

First off, the weekend before my build is scheduled to start, I mangled my hand with a angle grinder. So I gave myself two weeks free leave.

Onto the build.

First week of the build was onward foundation, reinforced 30mpa 19mm concrete. 12mm Y bar stirrups with 10mm Y bar cut and bends to join. 280mm x 600mm foundation.

Then we started laying bricks, with 150mm brick reinforcing wire every second row. Double wall clay bricks with with a 1:2 sand and cement mix, I used 42.5% strength for the mortar mix. Don't know to what mpa it dried out.

Continued...

After we built in about 2000 clay brick to get the ground level, we had to start leveling it out. Bear in mind this is all done by hand, no machines or tools.

Then I decided to install some water traps, in order for me to wash my car indoors when the weather aint too favorable outdoors.

After the traps have been installed, we had to get some concrete on the ground for the floor, I am still undecided whether to tile or polish it (polishing is not widely know in South Africa). I used a mix of 2:1:1, two parts river sand, one part 13mm stone and one part cement, also 42.5%. Also, all done and mixed by hand.

I do not have photo' since the pour, I had to start working again and had little time to take pictures. I did however use 250 micron VB underneath the floor, which I poured 85mm thick.

Since the pour we started laying bricks, on top of 375 micron damp shielding VB. with reinforcing mesh every two rows again.

As you can see, I used pre-cast concrete lintels to tie into my existing building.

When I started the build, I ordered the trusses, one of the few things that I will be commissioning on this build, I opted for scissor trusses, as they will withstand the wind better than conventional trusses. These were painted with carbolenium, a tar coal and creosote mixture.

Then the roof truss install started, went quick, but had a huge problem. The pitch did not line up with the existing roof pitch. After a lot of swearing, money waste and time lost, I decided to make due with what I have and make it look as good I can.

Here you can see the pitch difference.

I raised the roofline with one brick in order for the new roof to be higher than the existing one and not look too odd. But before that, there was a two week debate between me and the truss shop, so I decides to start building the veranda, bbq area and offramp to the backyard.

Then it was time for the corrugated iron roof sheets to be installed, but it turned out to be too much of a challenge for my guys, they tried their best but it was not to be.

Since the last three pictures, I decided to remove all the sheets and get a professional to install them for me, that will happen tomorrow, 18 April 2013.

Then there is not much left to to, some plumbing (copper) and some electrical (commissioned).

And in the end I hope to have it looking like the sketch below.

We never get colder than 10 degrees Celsius, so for the winter there would be no issues, only in the summer there might be a problem, as we get regular 40 degree heat waves. I also like the industrial look of no insulation. But if there is a problem, I will opt for isoboard. Its a styrene foam insulating ceiling board. High density foam, and will be more than sufficient insulation.

Love the look of your tiles! I'm under the impression that ceramic nor porcelain tiles can hold up to the wear and tear a garage encounters... your thoughts?

Thank you, I like the way it came out. And yes, it will never hold up. I bought some 300x300 interlocking rubber mats, 15sqm to cover the spots that will be worked / driven on.

Ran out of skill and out of tools and time, so all I am doing now is unpacking **** filled storage boxes and throwing away stuff I do not need, sorting my fasteners and all other supplies.

No bud, I was part of our local VW club, VWCSA, but a lot of **** swinging started to happened and I decided to leave it for now. So GJ is the only one I am active on. I am registered on the tex, but never post as I feel I cannot bring enough to the forum. I mostly post pictures on there.

Thank you for the compliments. Tapatalk does take away a lot of the quality though.

So more sorting happened yesterday, still have loads to do. I sorted more of the storage bins as well as tool bins, turns out I do have quite a few tools.

I am still undecided though. I do not know if I want one big wall of cabinets, or some cabinets, drawers and work space where I can sit, any input maybe?

Here are a few pictures. Will take better pictures this afternoon and try to post it from my iPad, will illustrate where I want the cabinets to go.











So the main big wall you see behind the work bench is where I initially wanted to put 5 x 1060mm*1850mm*530mm (W42" x H74" x D21") cabinets, with the work bench in the middle somewhere, but now I am in two minds, will take pictures and draw up some sketches to show my other wall that might be more suiting.

Just realized i hadn't yet commented on your actual space. Looks fantastic, great job with the tiles as well.

As for your this comment... A complementary mix might be beneficial to allow you to store everything you need. And yes for sure a work space where you can sit is definitely ideal. I don't have much space at all but having stools in there to sit up at a counter is amazing!

Are you going to do some tire racks mounted to the walls? Your ceiling height is amazing in there.

Yeah you right. An array of storage will be done. I just bought myself a new circular saw so I will be making cupboards all day tomorrow.

As for the wheels, I want to send my steel wheels in to have them widened to use as my long trip wheels. The roads are horrid. The other set is a set of audi RS3 wheels tht my wife broke on a pothole. Hence I have a set of 18" BBS CV now.

Ceiling height is nice to have, the scissor truss design helps a lot with it.

My Gedore C19 socket set find. When I bought the house I found a 5L oil can filled with old motor oil and these sockets. Heavily corroded though, think its beyond repair. Any advice on restoring them will be appreciated.

Got stuck into painting my first cupboard I made, what a PItA with a brush. Will be getting a foam roller to do the rest. The finish seems good but I am not convinced that matt is the way to go. I went for grey on this one. Will do a green one next and see what I like best.

I need to put the cupboard back together before I can take pictures. As soon as its together I will snap a few and load them up.

So I tried my hand at making the drawers for my first cabinet, I have never made drawers so my measurements was all wrong.

First, here is the colour, super difficult to catch it on my camera, hope you can see little bit:

Its not that difficult though, heres some pictures of my process:

Countersunk spacers so the bottom drawer cleared the hinges.

Super chuffed at the outcome, apart from the not fitting part. I will take some timber to work tomorrow and cut it better on my shop compound saw and screw them together. Will start installing tomorrow evening if I am not cycling, weather will tell.

The drawers will be for my hand tools, then I got some metal shelves at my shop that we do not need, those will be installed in the top half and used as storage, for whatever I need storage for.

So my MDF drawers was an epic fail, not strong enough. So I got some pine, 3/4" x 4" and made them from it, they still need bottoms but will get there.

There is another drawer to be installed, 4 in total. Will make for some good tool storage.

So the cabinet is done, just some painting left to be done.



I just need to get more brackets for the shelves and spray and paint it all.

Here is the garage as it is now, cant seem to capture the whole think, will take a few pictures and stitch them at a later stage.


Next project will be making some kitchen cabinets for the missis.
