HemiRamOn22s Shop (40'x80') & House Build!!

Well let me start off with a little background on myself since im new here. Im a civil engineer with a background in heavy commercial construction. I do a little bit of everything these days and ive done mostly everything over the last 20 years growing up around my old man. I love to wrench on my cars on the weekends, hunt, fish, shoot guns, etc. but I live in a development now and its just not the lifestyle for me. So Ive decided to parcel some land off of our farm and build my dream house and shop.

I got this idea in my head a few years ago and started clearing land with no plan in mind. Now that the dream is becoming a reality ive got my plan together and started on the build.

The Plan:
The shop will be build first, a 40'x80'x14' pole barn with open truses running the whole length. Half of the attic space will be used for a 2 bdrm apartment and the other half for storage and the HVAC. A lean-to will run the length of one side facing the house and half of that will be enclosed for a work-shop to cut/grind and assemble motors. Then ill move into the apartment and sell my current house while im building my new house. Over the years we have built several pole barns, our most recent is our current shop. A fully finished 60'x104'x16' that houses me and my dads cars and some of our construction equiptment etc that we use to run our business. So I've learned alot over the years and i know exactly what i want.

Current Progress:
Right now i have cleared roughly 3 acres of land with my Cat320 excavator to make room for the new shop and house. As soon as the guy shows up to get rid of the timber the shop build will be underway. Should be in the next few weeks. The plan to subdivide is also finished and will be submitted once the shop is finished. I will update the thread will progress pictures as they come as well as shop and house plans.

Here is a few pictures of the location and progress (the dark outline is roughly the new parcel line). The second picture shows the elevation change and i purposly positioned the lot and house/shop to sit on the high ground in the woods. I also attached a picture of our current shop so you can get an idea what the inside of my new shop will look like.

Wow, going big! Congrats on your financial success in life that allows you to embark on such ventures! Builds like yours are what make this site so dang fun to browse all day long.

Lemme ask one tree-hugger-esque question though. Why bulldoze that lovely piece of forest for your build area when you could just plop it on the edge of the field? I know crop land is valuable though.

Exactly i didn't want to give up any cropland. Plus their is a 10" irrigation well on the edge of the field and whats not pictured is the pivot irrigation that i would have to rebuild and relocate if i build the house anywhere else. And 75% of the trees had reached the peak of their growth cycle and would be an insurance claim waiting to happen. I didn't want to worry about a 100' oak tree crashing through my bedroom window. New trees will be planted along the edge of the field for some privacy from the road.

The HemiRamOn22s has been my forum handle for 11 or 12 years now. I no longer have the truck. It was replaced with the srt8 jeep you see in the picture above.

There is no bride... but the plan is to put it in a trust so i wont have to worry about it. The rest of the parcels are owned by me and my dad so i dont have to worry about it. There is a main feed for the electric that runs under the driveway and 3 irrigation lines. Really the only thing i have to worry about. You can see the electric plowed across the middle of the driveway. There is already a transformer set for the electric to the pivots so im going to bring another transformer off that one and set it up by the shop.

No problem I have a bunch. Second is a picture of the outside of the shop in the background. Last few pics is my shop now while doing heads and longtubes on my srt8 last winter.

In for progress pics! How much acerag will you have once you subdivide? and how big is the overall parcel?
Its like 3.9 something including the driveway. The parcel has a weird shape because of the existing parcel line that runs along the stream in the woods. The parcel ended up being so big because of the offsets from the wetlands, etc.

So while waiting on the tree guys to show up i've decided to go 14' tall with the building and added a second bedroom to the apartment. I also added some more pictures to the first post showing the lot a little better.

Well it looks like the tree guy who said he would be there in mid February wont be making an apperance. Im in talks with another company to help me remove the trees. If that doesnt pan out I will just do it myself. Only reason i was going to sub it out was because i just didnt have the time, but looks like i might be working on it on the weekends for a while if this new guy doesnt pan out. Sometimes you're just better off doing things yourself!

Yes its a 67' Chevelle SS 396/4 speed car. I have some more pictures somewhere i will have to look.

Yea heads and Longtubes. It already had a cam and ported manifold. Its been 12.1 so far untuned. Should run mid to high 11s in cold weather this fall with the tune ironed out. It was bone stock 5 years ago. I've been building it up over the years. Next up is a built trans/stall in the fall then a turbo build maybe next spring.

Should be a good thread. Any updates?

Right now im still trying to find someone to grind the trees up and haul them away. In the mean time i have an architect working on the shop plans and im meeting with my home designer this week to start working on the house plans. Ive done a few preliminary sketches so far. The garage on the house will be 30' deep and 32' wide with 3 bays. Right now since this build has been pushed so far back im going to build the house first and the 40x80 shop later. Im on plan C right now. lol

Working on the house plans... here is the first floor plan. Input/suggestions are welcome. I know it says Anderson windows but I will probably go with Viwincos S Model. The 9x9 garage doors are spaced pretty close together... might have to change things up a bit here.

Also got my pole barn plans back for comment here is the layout on the pole barn. Steps wouldn't fit up front with the garage doors being in the way. So had to put them in the back. I wanted a garage door in the back to pull my lawnmower, 4 wheeler, etc inside but Im not sure if I like where he put it. I might swap the personnel door and the garage door. The separate room under the lean to should also be enclosed with a personnel door. The work area will be in the back right corner opposite the stairs with a 4 post lift, workbench, and cabinets. Ill enclose the area under the stairs for my compressor room. Electric will come in by the personnel door in the front. I'm thinking 400amp service for the house and a sub 200 amp panel for the shop with a backup generator (propane) with an automatic transfer switch. let me know what you guys think.

I'm meeting with another guy at 3 today to look at the trees for removal and should be submitting my plan to the county for the minor sub if my Uncle will ever get the changes done on the plan.

I'm finally submitting my plan to the county today for the minor sub. Already have my approval from the conservation district. I'll have to drop a set of plans off to DelDOT for the Highway entrance permit and have a soil scientist take a sample and submit to DNREC for my septic permit. Hopefully in the next 3-4 weeks everything will be done.

The trees are still the big question. $27k just to grind up the trees from my lot was my most recent quote. That doesn't even include removing the wood chips. And I've already done all of the hard work.

I should have the 3rd set of revisions back on my house plan this week. I will post up the plans and elevations when that gets done.

Sell the wood and dynamite the stumps. You could always keep the wood and get lumber cut out of it in a year or so. Do you have saw mills in De.?

haha no dynamite in delaware... the wood is impossible to sell you spend more having it hauled away then its worth. I take down 100' oak trees on the regular. They slowly disappear for firewood. I think I'm just going to buy a grapple for my front end loader and move them to another side of the farm.

I have a 26' car trailer may be willing to travel for good oak. we have a crown royal stove 7800 for heating the whole house. i stockpile wood for years to come to season and with people all switching to woodstove its more then likly more and more people start charging for it nowadays or soon to come. Well I dug the test holes for my septic yesterday morning and had the soil evaluated and my permit should be processing from the department of transportation for my entrance permit. So another 2-3 weeks and it should be subdivided. Should have my builder working on a cost for the house so I can start working on the mortgage. I made a bunch of changes to the plan so once I get those revisions back I will post them up.

Here are the updated plans. The garage is roughly 34x30 with three 9x8 garage doors and a man door on the back wall. It does have a bump out to 36' on the one side. One set of basement stairs will be along the back wall with a platform framed above for the entrance into the house. Ceiling should be roughly 11'. There will probably be a boxed in portion in the ceiling where I will run my drains from the master bath above. I plan on running high lift tracks with liftmaster 8500 jackshaft openers. Any input is welcome.

Should be great! Some input for you: Can you fit in 3 10x8 garage doors? I have these and wonder how I ever lived with anything narrower. Also the wider doors will look better - aspect ratio wise. I don't see much for a coat closet near the entrance. The bigger the better. I find I wish ours were double wide. And is there a kitchen pantry anywhere? I love having a walk in pantry and would really miss it. You master bath double sinks look pretty darn close together. Make sure your have at least 6 feet wide counter space.

Any way you can get the garage ceiling to 12'? Then you'd have a lot more options on a lift.

Some good suggestions...

1.) The spacing on the garage doors is too tight to go 10' wide. I already had to widen it for 9' wide doors. This will be my primary garage for a bit but I am building a 40'x80' pole barn with two 10'x10' garage doors. I plan to keep the daily drivers in the main garage and all of my toys and weekend cruisers in the pole barn. Same goes for the 11' ceiling height. It will be way more then enough. I don't plan on putting a lift in this garage.

2.) The coat closet that's in the hallway across from the stairs will probably be removed and I will do a LVL across the opening and remove the wall. The opening between the dining room and kitchen will be removed and ill do a walk in pantry in that corner on the back side of the toilet. So when you come in the front door you will see all the way through to the kitchen.

3.) The garage will be the main entrance into the house so I'm probably going to put a coat closet in the laundry room and swap out the regular doors for pocket doors in the laundry and half bath downstairs.

4.) I know that's the way the counters were drawn in the Mbath but this is not the final layout. The vanity will be plenty big. I might do the walk in closet where the tub is and then move the shower/toilet/vanity closer to the bedroom so the plumbing is closer to a heated wall because the room will be trussed so I'm thinking about options for my toilet/shower/sink drains.

Few updates to the house plans. Shop plans should be close to finished up this week. Minor-sub plan should also be finished the beginning of next week. Have my septic and entrance permit in hand. Going to work on the lot Saturday digging out a few big stumps. Ill post some pictures of that this weekend.

Few Pictures from today. Got the field mowed with my 16' batwing mower. Then graded up the temporary driveway some more and did some grading on the back of the lot and my future gun range which i didn't get pictures of. Hope to be back out there a few nights after work this week to finish up the grading on the gun range so i can start putting it to use! More pictures to come. Stay tuned!

This is looking back toward the entrance to the property. Its about 900' to the fence along the road. There are two ponds in the middle and corn on both sides right now. One pond is dry and the other about 1/2 empty because the irrigation has been running the last few weeks. The dirt drive is temporary and will later be moved a little to the left once the corn is off.

Looking good. Looks like you have some nice soil up in DE. The picture with the track hoe and the vegetation looks like some dark stuff.

I would also suggest the larger 10 wide garage doors but I see where you said space wont allow for it. I recently just built a house with a "3" car garage. Its 36x24 and has 16x8 and a 9x8 door. The plan was to put my F250 in that bay but it's so much of a pain to put it in the garage. I have an inch or two if I'm lucky on both sides. Its a tight squeeze.

Am I reading your plans right and is that a stairwell for your basement in your garage? If so that's very interesting and haven't seen that done.

With all those stumps and trees. You can't open burn in DE to get rid of it? I have a couple buddies in the business land clearing and excavating business in VA and most burn off what's not taken to the mill or used.

Looking forward to updates since I just finished my home build a couple months ago.

Yea its very nice soil here in Delaware. Especially where I'm building my house. The house will have a basement, so that's the reason for the stairway in the garage. My parents have garage stairs in their house now... they are well worth the extra money. Plus it helps my garage is 30' deep. I agree the 9' door is tight but I pulled my full size dodge ram into 9' doors with no problem. Now my dad has the wider tow mirrors on his dodge ram and it fits with only an inch to spare on both sides. Just remember the shop right beside the house will have 2 10'x10' garage doors for everything that wont fit in the house garage.

And right now their is a burning ban until October so I do plan on burning what I can when the ban comes off. I hope to make some more progress this week so stay tuned!

Not much progress has been made since my last update. I was on vacation last week, this weekend coming up I have a concert all weekend, and the weekend after that is my GFs birthday.

But the shop plans are finished and out to bid. Should also have the bid back soon on the house. Seems like its baby steps at this point. I'm learning to be patient!
