hi all,
i've been a long time lurker here on GJ and finally starting my garage build.
Just got word that my permits have been approved for issue, so now the fun begins!
zoning in my area is pretty restrictive so my design is an attempt to maximize space and height inside.
build info:
garage will be 27.5' wide by 27 deep, 10inch suspended slab over a 4ft crawl space to maximize storage.
roof design is a simple 4/12 pitch with a single W14x53 ridge beam with 2x10 rafters to maximize height inside due to max peak height of 15'

building site is a bit challenging with the lane side being the high side and about 7' of vertical drop to the inside wall, this is why it makes sense to put in a crawlspace as I have to put in deep footings and tall stem walls already so the only added cost is going to be a bit more reinforcing steel and an extra 2 inches of concrete for the slab.

I did all the architectural drawings myself and had a structural engineer provide the detail for the foundation, walls and roof.
I can post PDFs of the plans if anyone wants to see them.
I will post some pictures as the build progresses.

I am planning to do most of the work myself and sub out where either time prohibits or cost allows.

A few pictures of the build site, there is a 6 to 7 foot tall railway tie retaining wall that is currently starting to fail, all this is being removed as part of the excavation.

MK: except for the fact that you are in a different country we are practically neighbors. welcome to the forum and best of luck with your build.

might i suggest you put your build thread in garage gallery section where most or all of the garage builds are and you can ask a mod to do that by PM ing (private messaging one of them) and asking. also to get a lot of views on your thread in case you need any help you might want to visit other threads and make comments and share your skills or ask questions there so the forum members will get to know you.

this is a great place and very happy to have another Canuck from my side of the world to join us especially that is building a garage that is about the size i'll probably end up building.

Sound's like a great build. Welcome neighbour. What's your time line look like finished before the snow (not that we get all that much) or a slow and steady build like mine is turning out to be...

hey guys, so the plan is to try and get the foundation done before winter sets in, then depending on that try to move ahead with the framing, just depends on the work schedule and how much help I get at various stages. Trying do most of the labour myself to save a few pennies.
On that note I have a 4000Lb mini-excavator, so if any of you guys local to me need excavating work done possibly in exchange for helping frame etc pm me and see if we can work something out.

I have attached some pdfs of the structural drawings if anyone is interested, I am going to start some of the excavation work over the next couple weeks with my machine but then have a guy lined up with a bigger machine to do the main excavation work and hauling, so far cost is about $400 per load (12yards) all in.

Well finally making progress with this project, winter and spring was brutal here and resulted in a pit full of water that put the brakes on to everything, then I had about $20K in tools stolen... anyway back on track and making progress now.
Footings poured and in the process of doing rebar and hopefully forming walls this weekend.

slightly out of sequence, but here are some pics of the footing forms and reinforcing.
Building on a hill *****, but this thing is going to be bomb proof.

Did all the rebar cutting and bending onsite, turned out pretty good for a first timer. Actually got complements from both the Engineer and the Inspector.

Finally making some progress, Foundation stem walls poured and stripped, now onto drainage, backfilling and then suspended slab forming.

last major concrete pour is inbound 20m3 of 35MPa concrete!

10" thick suspended slab over a crawlspace, 2 mats of 15mm rebar on 12"x12"

So far into it for about $30000, including excavating, forms, rebar, engineering, concrete and pumping (includes slab).
have bout another 3K to 4K in materials, plus the roof and siding after that. should be able to finish for under $50k, but that doesnt include my labour...

20m3 of mud in the hole and we have a suspended slab garage floor!

curbs go on this weekend and then we start framing!
finally feels like some progress.
Finish is 4 hours of power trowelling to a "hard trowel" finish, its so smooth its almost shiny!

Slowly but surely making progress, got 4 walls up and sheathed, structural steel in for the roof and now onto beam packing and cutting rafters.
