Happily it's finally time to start building out the shop we got with the house. It's a 30' x 40' RV pole barn. To start with I've re-installed the door openers and electrical that the previous owner removed after going bankrupt and abandoning the property.

I've replaced the man door that was rotting out with a no rot fiberglass unit with plastic jamb.

And we installed the 10K Lb 2 post Bend Pak lift that I've been lusting over all of my life.

About us: we moved to the Olympic Peninsula full time in 2014 after 20 plus years of camping and vacationing here, Lisa works from home as a Director of Global Sales for a major hotel company, and I've "semi-retired" after careers in hospitality and video production, I currently own a VERY small business working as a General Contractor specializing in handyman repairs, small remodels, and helping home owners solve issues.

The plan is to build out a small bathroom with a shower, toilet, utility sink, and yes: a urinal! Next to that will be a small office, and a open machine shop area. This entire space 30' x 10' will have a mezzanine above it which will initially be used for storage but might get enclosed for a media room/man cave area.

Once we get the plumbing in and an expensive connection to our septic system 400' away we'll start insulating, dry walling, and get some heat out there. It won't be a fast process as we are entering the busy season and we have guests coming from England a couple times this year.

OK, It's a mess, we just emptied out the back right corner to prep for framing. Shop is a very boring rectangle with a steel roof and a small copula that has at least one small bat in it...

On Top is the 17' glue-lam that will we the header for the machine shop ceiling allowing for easier movement in and out (no wall on the interior face). That space will be located in the back left of the shop behind the lift.

About 10 days ago my buddy Bryan and I framed out the bath and office walls and hung the first section of double 2 x 10 ledger board. If anyone can help me with the photo rotation issue: that would be helpful! They come in rotated from the iPhone, I fix them on the PC and they stay fixed, but some of them then rotate back on upload to the GJ photo album...

Yesterday I managed to get the joists in over the shop and bathroom and the rim joist in. Next step will be moving everything from the back left hand corner, installing the post and beam, finish off the joists and get the subfloor up there.

Guests coming for a couple of weeks starting Saturday, unless I can convince Dave that framing is a good way to spend his vacation: this'll be my last post for a bit.

Nice start. You're lucky the original owner had it framed in that way instead of traditional pole building.

Indeed, neighbor built one a little bigger but the"framing" is all 2 x 4 turned sideways, no way to really insulate it. But I guess in that situation I'd do a wood stove and get to work, now I feel the need to make it right: insulate, cover, mini split heat (no cooling needed n the wind).

DPL: thanks for starting a thread about your shop. as ToolFool mentioned the 2x6 (I think it's that size) framing and hardy board siding is an above standard option for the normal POLE BUILDINGS we see built.

i had to google Agnew cause i've never heard of it, but apparently i've driven by it many many times when my wife and i drive up there to her favorite store in Sequim.

i love the fact that you OVERBUILD so to speak with wider lumber and bigger bolts. it's what i'd do too.

as far as sideways pictures i've had that issue now and again if i try to download pictures to GJ from my cell phone. it might not be the quickest solution, but i email all my pictures to myself then pull up emails on my laptop and save pictures to my laptop and then download to GJ.

your pictures are nice and clear and maybe even a bit big so are you using an online hosting web site to post links or how are you posting your pictures? there are several threads about picture posting and here's one i started that seemed to help a few members almost a couple years ago so hopefully it has a helpful tip or idea that will help you.

Drives, thanks for the link, will check that out. The phpotos I posted were downloaded to the PC, oriented and saved and then added to the GJ album where they reverted to sideways, posting from photos in my downloaded iCloud folder do the same when posted. Will check it out and learn something I'm sure. What if I may ask is your wife's favorite store, not that many out here...

DPL: your wife might already shop there too cause it's downtown Sequim called OVER THE FENCE. we usually can't leave without buying something cause they bring in come cool stuff that my bride loves.

DPL: i usually wait outside while my bride goes inside even though there is plenty of nice stuff inside there. it's too easy to buy things we don't need that would affect my vintage tool funds.

as i mentioned your garage structure looks a lot better than a standard POLE BUILDING so best of luck on making it even better.

OK, it's been pretty quiet on the build, family in from out of town, head cold, business is great.

One BIG win was that the county issued the septic permit so i can connect the shop to our existing system (albeit with an additional 1000 gallon tank, and effluent pump to get the waste water 300+' down to the existing system), they were a little challenged due to the final building permit on the house allowed the drain field to exist inside the normal setbacks from the foundation...they were talking about a 20K redo of the entire system prior to the work on the new stuff...

I did manage to buy some things...Got the 6" cans for the lights in the machine shop area, 4" cans for the office and the shower, and enough 6" cans to light up the rest of the bathroom. I splurged on a Panasonic WhisperQuiet fan with LED for the space above the toilet/library for silent contemplation of woodworking and car magazines...:beer:

Additionally while looking for a used window for a client I stumbled across a older "Standard" brand urinal.

To me that looks like the precursor to the American Standard logo, if anyone has any additional info it would be great to know what we are looking at, 4 mounting holes, the bottom two lined up with the waste port on the back.

DPL: thanks for the heads up on Jose's cause i wasn't sure if a dive or if food was ok. sounds like the food is good and the beer is cold so I might have to wait there while my bride visits the little shop next door.

i think a urinal is such a great idea for a shop if you have the room. i'm sort of outfitting my leased shop with a few old vintage appliances so when we move they can come with me. i found this custodian's sink that i think looks pretty cool too, but not sure i'll be able to hook it up for a few years. i'm up for trades if you might have something cool to trade or keep your eyes open for mine's cousin if you like it and didn't know it existed. i'm sure it could easily double as a urinal if an emergency.

Big congrats getting approval from the county without the huge expense. like i mentioned before your studded walls and regular siding make your pole barn waaaaaaaay better than an average pole barn.

Drives, pretty sure you'll be addicted to Jose's, it's all that and more, and the food is as cheap as it it good!

Nice sink, i remember those from grade school, great for cleaning up parts and general shop use (and yes, an emergency urinal)! Love the idea of the old stuff being reused, it adds character and charm at the same time. I have some old fence boards that I've saved after seeing Don use them on the Party Garage, will be doing something with them when we start getting finish work in down the road.

Let me know when you are coming out next time and I'll meet you at Jose's.

With Bryan's help we managed to get the post and beam set for the machine shop, we opted for an LVL over solid wood for the stability and slightly small dimensions. I might have to stain and finish the exposed sides after the first phase is complete.

Happy to have the lift area clear, two oil changes coming up this weekend...

loving the beam and also i'll say it again you did well inheriting that shop/garage cause the owner looks like he put in good bones for you to work with.

Well in the spirit of Don Long and Thomas & Chris, and many others we're trying to get more than one thing going at a time...

Our home came with a gate at the drive and it has seen better days, the bottom rail was rusted through and it had started to come apart, as best as I can tell is was a stock gate that was made with all tubing and a bad coat of paint.

We contacted Becky at The Back Gate in Port Angeles, she does custom steel work and had designed a gate we liked on a friend's house. She designed a more robust gate with 2" steel frame, and solid pickets designed like growing tendrils and a few leaves, the tendrils are 1/2" solid rod, the leaves 1/8" plate steel, all was hand formed (the top rail was rolled in Seattle). The gate was test fitted and adjusted, the magnetic closure plate welded into place and off it want for a three stage powder coating (primer, 20% black, and clear coat). Becky clearly had Dog House Powder Coating all set up as it was back in two days and installed. We think it looks pretty good.

Thanks Jim, appreciate the visit and the comment. Every-time someone says they like the gate: it makes the cost easier to swallow :)

Nice Rig, my brother has a kitted out FJ, always liked the older rigs. Do you have any pics of it up on the site?

Fantastic gate the design really has grace and a natural flow to it... Lots of incredible Steel craft in our richer neighbourhoods this side. Some gates I'm sure cost more than some houses! Not used to seeing it outside my country though... Its a relatively saturated trade market this side... (Custom Gates Balustrades etc...)

Man I wish I had Ceilings that high hahaha. Are you gearing specifically towards working on vehicles or will there be a woodshop/metalshop side to the Garage as well?

DPLJ, that gate won't seem so expensive in a couple of decades when it still looks like new.

Well Bob that's the hope, the old one went maybe 10 years, potentially less as we're not sure when the previous homeowners put it in. Thanks for the visit and comment, I've spent hours reading your wise threads and insightful comments.

Knyte, thanks for checking in, not a lot of gated drives over here, probably wouldn't have installed it ourselves but was here when we bought the house, they did a quality job with the opener: detection loops for exit and to keep the gate closing if you are not clear of the swing. We've had to replace all of the circuit boards due to the salt air corrosion. At the end of the day it keeps out un-invited guests, salesmen, and charlatans...gates that cost more than houses I have trouble imagining! Must be some pretty awesome limestone walls and such!

The shop plan is to have a little machine shop in the room under the beam, car stuff in front of that where the lift is, a track toy or Superlite dual purpose thing: http://www.superlitecars.com/

Wood shop currently planned for the right side, dream is to add on a 10 x 30 to the west for a contained woodshop: the dust and mess from work projects today decimates the rest of the space.

i love how stout you are making your second floor in your shop/garage and just have a question. i can't see a bracket or another 4x6 under the other end of that big beam. is there one or what did you do to support it?

great looking shop as i've said before.

DPLJ, beyond the gate I see a beautiful house with what appears to be a large body of water beyond the back yard. Do you go down to the edge and get your own Dungeness crab or do you have to buy them from the docks around the corner?

That gate is very good lookin, DPLJ! My folks live on the south end of Fidalgo Island, I imagine you have a great spot up on the north cost of the peninsula. I am also thinking I see water past your house - do you have any more pictures of the grounds/view?
