The STL Porsche club had a tech event today at the dealership showing the differences between the last gen Boxster and the new 718 Boxster. The shop was beautiful and I couldn't help but take some photos for the forum.

The brown Boxster is a flat-6 N/A car while the white car is the new turbo flat-4. I got a shot from the top and from the passenger compartment to show how buried these mid-engines are.

And a picture of the all important turbo on the new 718. Supposedly, the new 718 S & GTS models are going around tracks faster than the GT4 from the last gen. There is not a huge hp difference but the torque difference is huge.

They had a quiz and gave away some prizes. We actually won second place and my wife picked out the bluetooth mouse shaped like a Porsche.

There was a Cars and Coffee going on at STL Motorcars at the same time so we decided to skip back there to see what was going on. I pulled up WAZE on the way and had a chuckle. Apparently, there was a bit of a police presence....

BTW - The STL Cars and Coffee schedule is out for 2017 and includes 5 stops at The Place. I am sure the developers are pushing this to help sell out the units. It should still be fun - I just wish our unit was finished...

Revised Mezzanine Plans

Sorry for the multiple posts. I think I promised to post some of the mezzanine plans. This is not all of the bid plans but a few snapshots of the key areas. The bathroom was converted to a bar with sink, beverage fridge, and dishwasher. The TV area remains the same. The west wall that had provisions for a bar will now have an electric fireplace.

The bids went out to multiple contractors and are due back in a couple weeks. I'm positive there will be changes as the final electrical fixtures and cabinets get hammered out but hopefully this looks close. I'm glad to finally be moving forward again.

Sorry to hear about the bathroom woes, but I am looking forward to the progress from here. this is an interesting concept for a car storage/working facility.

Great progress. Overall it is really an impressive project. It would be fun though, if the unit owners started bringing in porta-potty huts for the units, along with the attendant service trucks periodically. Server the developer right. ;)

Update

It has been a long time since I have updated this thread. There has been progress but nothing that made a good picture post - but work is progressing.

After the first round of bids didn't really work out, we did a a second round and actually had the bidders out to look at the space. I think that really helped and the second set of bids more accurately matched the scope of work. I had one first round bidder bid add $13k worth of HVAC work that we told them was already done....

I picked a contractor and signed a contract. The contractor is getting the subcontractors in place and submitted the plans to the county yesterday (I know because I had to sign some paper work as the owner). I've got a meeting on Tuesday to iron out some of the lighting and flooring options.

I'm guessing that it will take several weeks to get through permits (with my luck that is probably being generous). Ordering the steel and materials will take another 3-4 weeks. After that, I might finally have some photos to show. I'm hoping to have it done by the end of July.

So, It won't be done for the May or June Cars and Coffee events and The Place will not have a C&C event in July or August. So, the September C&C event might be the one where I finally have a finished unit to show. I know the developers are also finishing out two units as displays. I'm not sure those will be done for the June C&C either. The September C&C might be the one to attend to see finished units.

April C&C Event @ The Place

I was not in town for the April Cars & Coffee. It looks like it was fun.

Unit 34 that shares a back wall with mine continues to get finished out. It is looking very nice now.

I think they limited access inside the gates this time by submitting a form online to the STL Cars & Coffee website. I hear it was just as busy outside the gates as last time. I'll have to try to make the May C&C on the 13th.

How is your area doing with the floods? Heres hoping you stay dry!



I went down on Tuesday and everything was dry. The levies by us are for the Missouri and are no where near being topped yet. It is the Meramec down by Eureka that has all the flooding. When we get lots of local rain it is the smaller rivers that have huge problems. The Missouri doesn't have huge problems unless you have massive rains over multiple states up river. ...

Apr 2017 Flood

So I wanted to throw out some data/pictures to go with my last post. This is the latest flood stage plot from the Meramec at Eureka. You can see that they hit an all time high on flood stage.

I do not know what the rain total was locally to Eureka but I know I had friends that said they had 10" in their rain gauge from last weekend. The high school near Eureka is actually in my daughters school district and we they had school canceled the last two days. Interstate 44 and Interstate 55 are both closed now where they cross or parallel the Maramec river.

By comparison, the Missouri river is flooding but not even really close to the record flood stages. Look close at the units on the right of the graph. It takes more and more water to incrementally raise the river and another inch because it widens out as height goes up like an inverted pyramid. The volume of water would almost have to double to raise the height up to the record levels that were seen back in 1993. They don't have a river gauge in Chesterfield but The Place is about half way between Washington MO and St. Charles MO.

Notice how quick the water goes back down too. By Sunday or Monday, it will be over. Back in 1993 when the old 100yr levy was breached - it was because of huge flooding up in Minnesota that cause record flooding on the Missouri for weeks on end. The levy wasn't topped but was saturated over weeks and weeks and failed being blown out at the bottom of the levy.

Next is a picture taken out the window of my wife's car going across the Bonhomme creek that forms the south and east side of the Chesterfield Valley. I took this a hour ago and the water would need to go up at least another 8ft or so to come close to the top of the new 500yr levy.

This is a picture from our internet web cams at the place. The farmer's fields are very saturated and wet but it rained over 5" at the Chesterfield Airport between the 28th and the 30th and now over 1.25" in the last six hours.

So, it's crazy weather. The Place itself is draining well. I have no leaks or issues at all in my unit. The fields around it are saturated. The levy's look like they are not really in any danger. We went ahead and brought the Porsche up mainly because I'd feel stupid for not doing it if something happened. We left the RAV4 there because ... well its a RAV4 ...

We had a good Cars and Coffee today. It was a little less hectic and there were not many owners there. More units have been sold but most owners are in the process of getting the units built out on the inside and are not really ready to share the unfinished space yet. I still say the September C&C will be the one that will be the coming out part for the finished units.

Sorry no new pictures. There is work progressing behind the scenes. The city, fire, plumbing and electrical permits have been received. The county had a couple questions about the base building that the sub is having to ask the original builder. Fingers crossed that it is not something major. The steel for the mezzanine has been ordered and is in production. I got a set of drawings to review for the bar cabinets. Other than the under counter fridge and dishwasher needing to be flipped locations it was all good.

I'm supposed to get a schedule for the build out in the next couple of days. Things appear to be picking up at last.

So I got a simple list/schedule from my contractor. I converted it to a gant style schedule because I'm very visual. It looks like things will be picking up very soon after a long long wait.

I also figured I'd show a quick screen grab of the bar area. This is what I'll be getting instead of the bathroom.

The cabinets will be the cherry color shown in the sample below. The paint colors for the lower walls is that dark charcoal. The light silver grey is the upper walls. The stub walls for the bar will be the dark charcoal color. The floors will be that grey simulated wood grain you see between the paint sample squares and the cabinet wood sample.

Better give a copy of that project spreadsheet to your contractor. :) At least it would set expectations and give life to that schedule. If he knows he's working for someone with project management skills, he'll toe the line. ;)

Cars and Coffee on Saturday was a bit slow. I had to work so I didn't get there until 11am and it was already shutting down. There was an airshow at Scott AFB, another CC at Gateway on Sunday, the exotics crowd was at separate ND4SPD fundraiser. Still, I was hoping for more.

Only one owner with a finished unit had their doors open. There won't be another C&C until September. Hopefully our unit will be done and we can get a few more owners to join in.

We did get the Place developers to give us a different set of keys and let us park our cars in an unsold unit while we are getting our unit finished. We could have managed but it was a nice gesture.

So, today was the start of the schedule I was given. I stopped by after work and nothing. Sigh. I didn't get a phone call or e-mail either so I sent a gentle reminder tonight to send me an update and let me know when things will start.

Just got the email that the permits finally came through. They start Monday on the plumbing rough in. I think that really means saw cutting the floor to get to water feed and sewer outlet.

I went down today to see if they actually started. Good news - someone was actually there. The only proof was a set of plans on the floor. However, closer inspection showed a unicorn in its natural habitat - an actual building permit sign!!!

Sorry to go crazy with pictures of a permit - but people following this thread will know it has been a long journey. The first e-mails I have to the developer are from March of 2015. We put a down payment down in June of 2015. We closed on the unit in September of 2016. We are well over two years into this build that has been waiting on a permit for soooooo long.....

There are still plenty of opportunities for excitement. I looked at the top blueprint and it was labeled Unit 17 in some places and Unit 25 in others. The 8.5"x11" report was a HVAC report and it was also labeled alternately Unit 17 and Unit 25. Search, Copy, Paste is really not that hard and I always worry when people don't get that simple part right. My guess is that they needed to do some air change requirements for the mezzanine usage and used some data they already generated for unit 17. Still, the drawing shows the HVAC unit on the wrong side of the building and calls out a Carrier unit instead of the Goodman unit installed in my unit. There were also seismic bracket and mezzanine bolt down base plate details on the drawing. Maybe the blueprints were there just for those details. Seismic details and HVAC on a single print - what an odd mix. What could go wrong??

I'm going to be positive today. We have a permit! Hopefully, more pictures of actual construction - this week!!
