@jay8s - They got a late start due to permit delay - not their fault. Since then, they have been following their schedule. I'm just happy to have the project moving again.

You came out at one of the Cars & Coffee's, right? Hopefully, this will be done by the September one - if not the October one for sure. I might not have anything in the unit like the TVs or furniture yet but at least the unit should be done.

I like these concrete poured floors (stairs) and mezz... should make footsteps a lot quieter. I still can't believe it's been 2 years. (a year for mine and counting)

I'm curious in general what's a good build to finish time frame?

Kinda hard to see in these shots with the gray concrete and gray steel but they have positioned the base for each of the stub walls under the mezzanine. They look like they were shot down with a nail gun.

There were lots of foot prints up the steps so we went up. They shot down the bases plates for the stub walls at the fireplace, the bar cabinets and the bar top. There is even a stub pipe in place to take the water from the dishwasher and sink.

I had to go into work on Saturday, and stopped by to drop off/pick up a car in the temporary storage unit at the The Place late in the day. Apparently, they were working today as well.

The stub wall for the bar cabinets and for the bar counter were both in there as well. They also started the stub wall for where the fireplace will be located.

Bar I could understand in the garage. The fireplace seems kind of odd on the first floor. I could picture it on the second floor if that's going to be used as living quarters sometimes. Odd but pretty cool at the same time. What kind of cars are going in there? Going to store and display cars or will there be work done there as well?

I've been busy and haven't posted or answered questions. Let me try to catch up:

@Bighead38 - The pictures may not be very good but the fireplace is on the second floor. When I lost the bathroom, the bar that was on that wall moved to where the bathroom was located. I needed to do something with the space and it was a bit cold last winter. The fireplace will let us heat up the mezzanine level locally in the winter and potentially allow us to use the space more often over the winter months. I plan to use the space to store cars and do light work like detail, oil changes, tire changes, brake changes, brake flushes - simple stuff. Maybe as I realize I have more space, I'll do more. I think I will still be limited by time not space...

@55cadillacking - Thanks!

@Bib Overalls, SiGmA_X, Redwolf947 - The added studs are for different reasons. On the main floor under the mezzanine, the studs are there to tie the x-brace and make it meet siesmic code. It may be that the drywall has to be there to protect the steel for fire code but I'm not 100% sure.

On top of the mezzanine, the studs are being added for three reasons. First is for the fireplace. It needed to be inset in the wall and decided I didn't really want to put it in the shared wall between units. I also thought visually it would look nicer put in its own stub wall with the stub wall painted a different color. Second, the rear wall where the bar cabinets are going to be hung have a big steel column that holds up the roof and big steel truss that runs parrallel to the ceiling that is also boxed out. I decided to put a little stub wall there that fills in the space so that the cabinets would not have to snake around the upper truss and column. The third is the currently free standing bar counter stub wall. The bar counter will have two levels with the first at the normal counter height on top of the cabinets and a second level at bar stool counter height. That second higher bar counter is tied to this short stub wall instead of the cabinets.

They started electrical yesterday. I took some photos yesterday but it appeared they were just pulling outlets and switches and mapping what was in place so they know how they can modify what is there.

Today, some of the new outlets that are going in the new stub walls on the first floor got wired. Not that exciting but pics below.

They also framed out where the fireplace will be installed on the second floor. They sent me a note asking to verify the model. I also ordered the ceiling fan and it is supposed to be delivered in a week.

While I was there the air conditioner was running and the unit is literally right above the bar. It was positioned before above the bathroom and would have potentially been quieter but harder to service. Now it is wide open but it didn't sound too loud and service should be much easier. One less thing to worry about...

The plumbing has started with the sink and washer hookup on the first floor. The upper level looks a bit of a mess with the bathroom stuff coming out and the bar stuff going in.

Continuing with the daily progress. Water feed lines in place including the lines to the on-demand electric hot water heater, washer unit, and sink. It is hard to see in the first picture but the power cable for the hot water heater is also there.

The upstairs bar area is also getting cleaned up with new lines for the sink and a hot water line for the dishwasher.

It is interesting to see three different water feed line types. Copper, that might be needed to feed the on demand hot water heater, the original red/blue "plastic" lines and the new white "plastic" lines up by the bar. It is also interesting to see all the water hammer arrestors. I'm not positive I have anything but deadheaded copper in my house.

I've never seen the white pipe. That is weird having 3 different pipe types. Your pictures sure will come in handy if maintenance is required.
Look forward to a review of the ceiling fan.

I'm not doing so well keeping up this time round. I've just been buried at work.

The x-braces on the sides for seismic code have been added. The plumbing stack is vented through the roof. The hose bib by the front door was connected to the plumbing with copper running along the roof. They even put in a shutoff where I could reach it on the mezzanine - nice. All of the electrical has been wired to the boxes and the track lighting track is up. The cut a hole in the concrete floor and put in the outlet in the floor. They taped the outlet up with painter's tape so it doesn't get scratched before the floors get installed. The pic is below but it is hard to tell what you are looking at.

We hit our first snag. We both missed that the sprinklers under the mezzanine were not on the drawings and it didn't get bid. We are having to pause for a bit and get that bid and scheduled. It needs to go in now before they close out the drywall. All-in-all considering how much changed between last fall and now in the configuration - things are going reasonably well.

The outlet is on the mezzanine by where the couch will be. My wife and kids always have their laptops plugged in with cords stretched to wall outlets at home. I thought I could fix that here.

No special provisions for a lift. The main floors a thick enough for a four post. I plan to eventually pick one up.

I was holding off for the drywall to start before posting more pictures. It is a bit of a mess right now. They had to pull down even more drywall to route the sprinkler lines from the ceiling to underneath the mezzanine. Nothing wrong with that, I was just hoping for some pictures of things going back together. I've got some free time today so I will post a couple pictures anyway....

There is quite the backlog of stuff that needs to be installed once the drywall goes up. The ceiling fan, fridge, dishwasher, light fixtures, and bar cabinets are staged and ready to go. Things should go fast once the drywall gets started.

I'm sure it won't be done for the September C&C. It should be done for the November one though.

@jay8s - Perfect weather but no work was done this week. My wife sent an e-mail on Wednesday to ask what was up and we haven't gotten a reply yet. I'm *guessing* that the drywall sub went to a different job and now they have to finish that before coming back....

There won't be much to look at for the Sept 9th Cars & Coffee event. I'm feeling bad about the dumpster being in the courtyard for the C&C event. At this point, I'm even starting to wonder if it will be done for the Oct 14th C&C.
