So for $24k you are getting a pole-barn with no concrete, insulation, or drywall? And other than the structure you have two overhangs? I get the doors and windows are in it, but nothing else right? Just the big front porch?

And this is a 27'x28' building?

That seems awful high. I had my 30x40x14' pole barn put up with labor and a 12x12 door, 10x16 door, man door, 2 windows for less than half that. The only thing different in mine was the amount of trusses used, and the overhangs.

And it's not a hack job, I'm very pleased. I get that yours will have a higher bracing cost for snow load and wind, etc. But I can't think of anything else that would cause the overall design to be that differnt.

I don't think so.... if it included concrete- maybe. Have you gotten more quotes than this? if not, I'd surely get at least 3. (then again I built my shop on a budget)

Well, it's actually 27' (deep) x 40' (wide). Two of the bays are garage bays and one is open covered carport/porch.

And these plans included a second story.

Above the carport and first bay to the left of it are attic in room trusses.
Above the last bay are scissor trusses to give plenty of ceiling room for a lift eventually.

And we're talking shingles here, not a metal roof (not sure if its more $$$ or not).

It looks pretty comparable to mine. You can't really compare pricing on a custom plan like this versus the typical metal-sided/roofed pole barn. With the shingle roof, vinyl siding, special trusses, etc., the cost goes up appropriately. I could build a regular 24x32 for about 15k. My 24x32 is significantly more than that, but still cheaper than stick built.

Yeah, I got a few concrete quotes for a foundation for doing this very similiar in stick built. The concrete costs alone were in the $11-$16k range.

Is that just for pouring the floor ?

A 27'x40' pad, 6 inches thick comes out to 20 yards. At $100/yd that's 2 grand in concrete. The rest is profit/overhead.

oops. I just realized you were talking about a foundation, either way that is a bunch of money for a foundation or a floor.

That is exactly why I have busted thumbs and a tired back. I just can't afford those kind of prices. I'm putting in a 30x40 with 10' walls and scissor joists as we speak. The building itself, including windows and siding materials costs put me right above $5000. The slab at $85 per cu. yd. and rebar cost right at 2k. So 7k finished. And that includes the two 8' drum doors. Hard work, but worth the savings on a paramedics salary.

CB Builders constructed my 30' X 28' garage 8' 12 pitch. Loft trusses. I had relatives help do the grade work and we all prepared for the garage concrete floor approximately 11 yards, plans called for 4" My brother and I framed in 2X4 walls on the first floor and built steps going up to the loft area, and did the loft floor with T&G plywood... We also framed in a storage closet at the base of the steps going upstairs. Insulation R 19 on first floor walls, I used BC 1/2" plywood for the walls downstairs. I am leaning towards tin or soffiting for the ceiling. In the loft I plan on putting in 5' French doors leading out to a deck and carport area. The loft area will be done 3/4" T&G Knotty pine. At the top of the stairs I will be putting in two 36" glass doors that swing open so I can bring in furniture. I created an upstairs closet space at the top of the stairs as well. It's a work in progress for sure.
