Synik's New Home/Garage Build in HOA hood.

After reading and enjoying countless threads of Garages, I thought I would contribute to the fun.

The home will be done in 3 months from now. I will try to update with as much pics as possible.

Quick run down, This is my first home build purchase @ 2400 SF w/3 Car Garage. The 3rd car garage is 14x25 Feet with a 13ft ceiling for a 2 post lift, with a drive through garage door to the backyard. 8x8 Insulated Garage doors (thought about going larger, but I think it will be enough for what I need the garage for. (automotive work, fabrication, swaps, etc). Not much other info in the house, but I'm more excited about the garage then the house! Floors will be 1/2" rebar with 2' off centered and meshed. 4-5" concrete slab pour, 4x4' - 8" deep for preparation for the 2 post lift. Lets have picture speak for itself.

Enjoy.

As much as I love to be living out in the open like most of you guys on here. With large vast of land! I am grateful to have a garage that I can install a 2 post lift in a residential, my dream!

Sorry for the big pics. All pictures are taken from my Samsung Infused Cell. (to lazy to bring along the canon dslr)
::::::EDIT 1/2/2012 - Photos rehosted on google now, much easier.

But here's the elevation of the front house.

Blueprint for the garage.. Wish it could be larger, but financially it wasn't an option for the mean time.

The guys went in and leveled the place down.

Before Engineering and Permits, the crew went ahead and prep the place. (permits will be in anytime soon now)
2011-08-26+16.44.38.jpg

Moved the house back 3ft to get 3 extra feet of driveway length. Overall 23 feet. (nothing long but enough). Foundation semi dugged and outside frame semi staked.

After permits came in, Plumbings were dugged and roughed in! All PEX tubing and PVC!

Lines semi buried.

10-15 feet deep drain and water line, connected to the city line.
2011-11-20+12.41.16.jpg

We had a little bit of snow and the weather is starting to get VERY cold. So the crew had to cover up the foundation/dirt to keep it from freezing/wet.

My Integra. It's been through hell and back. Now it's giving hell to others.
2011-12-06+15.25.00.jpg

Came back few days later, found the site was prepped and outer wall insulated. With Rebar's done and meshed else where for the floors.

Rebar work done around the garage...
2011-12-09+10.50.41.jpg

I can almost envision it!! Climate is very dry here, so we don't usually have moisture problems, reason why you don't see plastic barrier prior pour, under the rebars, etc.

The double car garage.
2011-12-09+10.52.41.jpg

Two days pass by and I went to check up on progress. Usually halted by weather. Took this picture of New Mexico's Sky. Always amazes me what the sky can do! Lots of cool colors from NM skies! I will post more later.
2011-12-17+17.00.15.jpg

Also, a big LOAD of roofing & floor trusses sits in front waiting to be put together.
2011-12-17+17.03.27.jpg

Wow, literrally from 2 days, they poured the footing/foundation/slab and already ripped out the framing for the concrete! Also dirt around the house have been leveled and compacted.
2011-12-17+17.00.23.jpg

Slab still being covered with dirt tossed on top of tarp pillows? To keep slab from freezing.

Did a Sketchup drawings of the house. Just to get a 3 dimensional view of it. The house framing is halfway up!! They are moving very fast, despite the snow coming in. I will post pictures soon, once I get it off my cell.

Right Side - Front Gate will be added later on after closing.

For those who love's Fab work / Boost. Here's what I have done to my Acura Integra. Everything custom welded/fabbed from the ground up. Hoping to get my new space up to enjoy building fast cars and a place to hang out at without being in the cold and dusty winds.

Love the Integra man!

It's so wierd looking at houses getting built down there. In Canada we need to be atleast 4 feet down to get below the frost line and not having a basement would be really hard.

Thanks!

It make sense in Canada, especially with the wet and cold climate. (usually close to sea level if not, a little higher.) In New Mexico, where I'm at, were at 5,500ft elevation, so we don't worry about moisture creeping down and around our foundation, since its so dry out here. Once it snows, it usually melts that evening or the next day, nothing severe. (1-4inch max)? Something about them basements creeps me out. LOL. Maybe it's the movies over exaggerating them horror stories.

Quick idea how I want the garage, maybe clean it up more with overhead storage etc. Welder/Table is in the corner. Drill press/Band-saw by the front garage door, Air compressor in the back door (separate closet style door outside). Not sure what to do with flooring yet, Race deck or Epoxy.

I see you have the hang of Sketchup. It took me a while to get it fingure out having spent years on AutoCad and similar. It's great when you figure it out.

Yes, I saw some people using it on here and though I'd give it a try. I am familiar with sign softwares (own a sign business) and used photoshop, dreamweaver, etc, for about 8 years. They all use similiar properties/tools of some sort. So took me a night to figure out what does what, and viola! In a night I managed to pulled out those sketches. I love it no doubt! Of course, I love sketching buildings/designs on paper, so it's fairly my cup of tea to visualize everything and redraw it on sketchup/paper.

Now my life have been easier to visualize everything, put it on paper/drawing, and show everyone what I really envision, since no one really know what I'm talking about. LOL.

I'm also debating to utilize that top garage roof as a nice deck to relax back, with a nice cold beer. Something like this. Again, I love sketchup!!

Lets just skip to the garage for now, and who cares about the house. :3gears:

Going to have some decent driveway space.

Oh yea, found that they installed the dryer vent at the Wrong place

Pic was taken of my integra from the 2nd floor, but only pic showing the driveway curbed recently cut down for a drive way!

Insulated 8x8 Garage doors are in, but wait a minute..
2012-01-06+15.25.38.jpg

Hmm, the builder overlooked the high lift garage door rails!! and now I'm stuck with that **** running through the window. I might just have to **** it up and install some blinds to somewhat cover that ugliness!

Back door, looks fine though. No window of course.

Don't have pictures of the 2 door garage, but its nothing different.

Jackshaft 3800 door opener coming in soon as well.

Looks really nice thus far sir, that will be a great home shop!! I was wondering about the door rails when you posted the architecture design, I thought it may be a problem but figured you guys had it figured out. Oops! Oh well - Reflective tint all your windows and it won't be an issue! Best mod my folks ever did when we lived in Vegas. Can't see in, and keeps temps down! Its especially nice for overhead windows like that, it cuts down on the light transmission a good deal.

Best of luck sir, its going to be awesome!

consider ordering a couple windows smaller in width above the door and have your builder reframe the opening smaller, it will cost a little now but you will be happier in the long run and it won't look like a mistake

Yea, I thought it be something of conflict., although, didn't knew it would be that ugly! I might just get some blinds and call it a day. Maybe the mirror tint, not sure yet. The windows, were added for cosmetic reason for the outside elevation, instead of having the blank open stucco space. So I might just leave it be.

Thanks, I hope it will be an awesome place for me as well!

Yea, I have considered this, or maybe have them push the windows together closer, if possible. (I don't see why not). But like stated above, it was added mainly for cosmetic reasons from the outside. So maybe some blinds alone wont hurt. (I guess the builder overlooked the high lift rails, since its a first for them within the community, to have done). Well, see.

Ah man that that engine bay looks sick !! Wish my K24A3 looked like that :(

Thanks! Whats done to the k24a3? It took me some time to get things the way I want it, of course it was all worth it in the end. I would love to clean out my whole bay and tuck EVERYthing and have it resprayed, but that's not an option with time right now. I'm just glad the car is up and running. :bounce:

Looks like alot of progress, that looks like a really solid foundation!!
Yes, the guys move QUICK~! expecting the house to be done in 2 months? Give or take few days. Of course, there will be more progress with installing many things in the garage when budget allows, considering there's a new house to completely furnish and many other things to be done inside, as an upgrade. Foundation looks to be very nice, there was no sawcut/control joints in the 3rd bay, so hopefully it will hold together without cracking! ::knocks on wood::

Looks great! Love the car too man. Good work!

Thanks for the feedback, good to motivate me;to keep you guys updated with the thread. Just knowing that this forum is alive and awesome! :)

Here's a picture of the custom manifold that's on my car. Just for the fab/car guys.

All custom tigged in my current crammy garage. (you don't want a picture of this garage). LOL. 304 Stainless, Ceramic coated after.

Working outside, sure can get me motivated and NOT work on cars. 2 post lift and being able to be inside sure sounds like heaven to me. Try welding under a car, on jackstands. Not fun.

Unfortunately nothing. The modding scene is practically non existent here in the UK. You mod something and practically no one wants to insure it ... well screwed :(

Is that a K20 in the Integra, what BHP does it output ?

Refurbished an old downpipe (looks to be migged) and pushed it closer to the oil pan, for ground clearance. Then
had to extend it to mate up to the new custom exhaust, with new flex pipe and welded on a 3bolt flange.

Tigging galvanized steel is NASTY, I will mig it next time. LOL. Metal/Coating is just dirty as hell to tig. (even after grinding/cleaning)

Tho I tried to complete it without hooking up the MIG. Works for now. -=)

The mig weld was done by old owner. Old DP is the old dirty metal / welds. You can see whats been extended and added.

Remounted a friends intercooler in his civic with a custom bracket as well. Redoing all the intercooler pipings/flange in aluminum too.

Shamefully, they're from Harbor Freight. For the money, those two items works like a charm. I can't say much about few other items there though. It's a hit and miss. I like to buy thing's that are worth the money, although, when it's basic things like steel jackstands etc, then HF will do just fine. It's all made from the same place!

Synik,
Nice garage design you have. The separate third car high bay with walk through and stem walls to give corners for tools is a very nice layout.
Also the windows up high for natural light will work well and not take up your wall space.
If the door tracks in front of the windows are you only problem, you're doing well.
Another lower cost option for a fix would be to remove the windows and reuse one in the center. That way you wouldn't have to buy more windows.

I really like the Integra setup and custom touches. I especially like how you mounted the battery down low.
Here is a link to my turbo build. Not an Integra, but turbo. In this case 2 GT2860RS turbos.

Thanks.

Yea, I had to eliminate the "linen closet" in the powder bathroom to allow for room in the corner for a toolbox/bench setup, all worth it! Having a window on the side was not an option as I do not wan't my future neighbors to peak in from their side house (2nd floor).

Maybe if the lighting isn't great then I have some room to install some skylights, but I don't think I will need that for now. Although there is plenty of walls to install more windows/skylights in the future if I feel the need for more light.

Thanks for the comments. The battery was mounted low just to free up some room in the bay, yet it will bring more weight lower and to the front, same with the tucked dual 12" fans, etc etc.

Your car looks awesome! Very nice build indeed, I need to polish my intake manifold like your. :shocking: What's the power output after the build? There are quite some fast 300z out here in NM as well. Amazing machines!

(deleted the rest, too long)

Here's a better picture of the corner I eliminated in the powder bathroom (originally a linen closet in the powder room), to have more garage space. Debating if I should use that corner for my toolbox/ work/welding bench with cabinets above. I need to stir up some ideas for that corner.

Nice build. I was scrolling through the first page going, "dang that looks a lot like Albuquerque." Then hit the comment about New Mexico sunsets and knew I was right.

That is one heck of a "sleeper" garage to take the term from racing. Looks like it's going to be an awesome work space.

Yes, the ABQ Skies can not be mistaken! Haha, Sleeper garage. I guess you can call it something like that. Down the street, there is a house similar to mines, and he has a 10 feet x 15 feet garage door, in this residence, for an RV. Looks almost ridiculous! I'm very excited about the space to work with.

What are the vents in the upper and lower parts of the exterior side wall for?

They are called "Suicide Vents". I'm not sure how effective they are, but they are meant to vent gas/fumes from the garage. Especially careless people leaving their car running in the garage. (It happens, you be surprise). Especially having kids in the car for a short period while they're occupied or forgetting something inside the house, and kills their kid/dog or anyone.

Im NM, its a requirements for residential garage ventilation, or it was just the builders idea to ad. Not sure. Although I don't see it as a bad thing to have. Some vent is better then no vent. BUT I most likely cover it with foam squares in the winter months, since the garage is insulated and those vent will defeat its purpose to keep the garage warm. :headscrat

Looks like a great setup - as far as the tracks covering the window...

You could just simply buy a wider door. You can keep the highlift but move the tracks to the outside edge of the window. You would also need to add bucking/frame for the tracks to attach too. Change out the springs as well to account for more weight.

Nobody would be able to tell the door was larger than the opening unless they were inside the garage with the door down.

Just an idea...

Yes, I thought about that too. But my builder contracts a garage company to come out the do the work and they sure is EXPENSIVE. To buy a 8x8 Insulated door installed. It was $990. So I thought I won't even bother asking for larger, I only wish. Sadly.

But, I made a final change to it today. Instead of a 2x4' window, I decided to remove those and install 2x3' windows. So it will sit fairly flush with the garage door and the wood piece will blend in with the wall now.

and the 2... 2x4' windows, will be moved to the side of the garage, up high with the same height as the front. So having more light from that side will be perfect! The sun moves from that garage side. It will be bright. I guess it's a win win situation now.
