Xander's 24 x 32 2 car "garage" build

PHOTOBUCKET FIX FOR GOOGLE CHROME TO SEE THE PICTURES IN THIS THREAD
https://chrome.google.com/webstore/...ed-fix/naolkcpnnlofnnghnmfegnfnflicjjgj?hl=en

I'm new to this site, but have been lurking for a year or so, and finally have a garage to share with you guys! This is a copy and paste of a thread on my local car forums, so not every post may make a whole lot of sense.

Allways wanted to build a garage, and our current house has the perfect setting for it, so I though I'd give it a shot.

Building a nice 2 car garage, 24 x 32. 10' ceilings so i can put a lift in there, gas, electric, insulated, etc. etc. I'm having most of this work done, instead of DIYing it. the dollars saved vs. the time lost not making money with days off to do it, and the problems that allways come up pointed me in this direction.

I looked at the 2 basic options out there stick construction on a footer foundation, or a pole barn. I opted for the pole barn, so I cut some trees down to make room in the spring, and let the guys get to work.

This is what it looked like before it all started.

IMG_1931.jpg

Then I cut down some trees, along with this one that was over 20" in diameter.

Ready for some site work

Had the site work guys come in, level the ground where the building will sit, then fill in with 4" of crushed and compacted stone that will be my "ground floor" eventually.

Stumps I get burn! (I'm a huge Pyro LOL)

After they were all done it looked like this.

IMG_2094.jpg

And that leads to this morning before I left, they were drilling holes for the poles to get cemented in roughly 4' down

This one you can really tell the attic trusses for storage, change over to the scissor trusses for the extra tall part of the ceiling. The garage door will hang from the attic truss part of course.

IMG_2333.jpg

The walls are 10'3" from what will be finish floor, and the middle of the ceiling is 16'6, that should be enough to put all my lowriders on the lift. LOL

I am still trying to find the perfect solution for getting up to the attic. Pull down stairs are an option, but I'd like to have something better, I just can't think of it right now. It would be cool to be able to use the lift to get large items up there, but I'd have to figure out a way to enclose that upper space for the winter because that won't be heated space.... or maybe I should just insulate the whole thing... IDK still working on that.

Progress has been pretty slow, Concrete doesn't dry too fast, grass doesn't grow that quickly either, and electrical isn't too exciting to see. LOL

Overhead door installed, I'm gonna get some little grilles in the windows still (I think), and I hung the lights in the front to give it more of a finished look
IMG_2556.jpg

Concrete poured and almost cured, good enough for the 335. It was a good feeling to finally see it in there, just to see how it really fits and looks. I hung some cord reals up higher to make it easier to work with. Instead of going crazy with outlets every 4 feet, I decided to just do a few up higher on the side wall on the reels. I do have them in each corner though, just because things that need to be pluged in usually wind up in a corner.

I won't be laying on the ground to work in this garage...

I have a ton of misc. items to clean up, fix or change just a little, but it feels good to get in the garage and throw some wrenches!

Didn't really "need" a lift to do the suspension, but using a step ladder is a little out of hand. Haha

I like them low.

Looks great! Doesn't look enormous from outside but has tons of room on the inside. Love the dumped Jetta wagon also.

Thanks, I'm that odd guy living in the "country" that lowers cars instead of raises them. Guess I am "city folk" after all. LOL

In regard to the size of the garage, I scaled everything up, from the 8' tall doors to the windows that are set at the same head height, right down to the outside light fixtures being just a bit bigger.

Wow.. Nice looking place.. I like the way the natural light comes in all of the windows and doors. I have a question.. When they poured your slab, did they just pour right up next to the base boards and walls? Was anything else done, where the slab meets the wood? I have a pole barn that might get concrete one day, and was wondering how to prep for it..

Love the long concrete driveway.. I have 500 ft of white rock, and hate the dust it makes.

Garage Looks good ! Nice 335 too ! its one car id love to own. Just wish people wouldnt judge a person so much for owning a BMW .

One question though, you didnt have to do any type of frost footings for your foundation being in NY?

There is treaded lumber there, but yes they poured right up to the walls. I couldn't do without a driveway, I like my cars clean.

No footings, poles are down about 5' and there is concrete under them, but that's about it. In regard to the 335, I really love the car, but actually dive the VW for my job because of the BMW "image".

Thanks! My wife hates the "station wagon", but I love it and the BMW almost equally at this point. M5's are awesome, perhaps when the family gets bigger I'll step up to that plate. :)

Very nice! I have been lurking here for a while myself and this is actually my first post. I plan on building a 24 x 30 garage very simular to yours in the near future. But i was wondering what size is your overhead door and what is the pitch of the roof and the overall height of the peak. My architect is in the process of drawing up my garage.

Awesome. From planning to where I am at now is just an awesome time.

The door is a 16 x 8' tall. I made all the doors and windows line up at the 8' mark to keep things looking "balanced" The roof is an 8-12 pitch.

This picture just makes that place look much bigger than 24x36. Are you sure you got the dims correct? :) The vaulting ceiling no doubt helps with the roomy look.

What are the plans for accessing the attic - stairs or ladder? Is it just for storage or do you have other plans for up there?

Great job so far. Have fun finishing it off. Lots of potential there, for sure.

It's the height that helps make it look "big". I did the vaulted for the same reason, plus with the southern exposure I get the natural light in here all day.

I just finished putting in the traditional werner pulldown stairs/ladder on the lift side of the garage. The ladder starts 2' feet from the wall and goes up toward the center, it allows me to use the space between the "rafters" that goes up diagonally for head height. In regard to the rest of the area, it will be unheated storage for the items my other half uses to decorate and such.

Thanks for the compliments!

Nice wagon, I have a dumped mkIV Jetta Wagon, wife doesn't like the ride quite as much, but after 80k miles being spun all the way down, the coilovers are pretty tired.

I've got basically the same build going on except that I'm extending the roof out 12ft in the back for a patio and will have the first 24ft scissor trussed and the last 20ft attic. You have any specs for load on the attic trusses?

Great looking build! I'm curious how much room you have in the attic storage area?
what was the roof pitch? inside pitch of the scissor truss? TIA
I'm contemplating the half scissor truss/ half attic-storage as well, but in opposite position. Thanks for the inspiration!

I hate Drywall

Drywall lift helps some, but only for so much...
IMG_2833.jpg

IMG_2834.jpg

This is where it got kinda sketchy. I couldn't reach the 15' with a 11' drywall lift, so I put it on a bench, that I moved around the shop to where I needed it. Plus I only have a 10' step ladder. I know it wasn't the best idea, but I'm still young and stupid. LOL

Picked up some cabinets from HD. I couldn't find any "used" cabinets that were 36" tall to match the window height. However Home Depot had a deal on unfinished oak, 20% off, even for the 36" tall "custom" ordered

Bump.

I am working on getting this garage up to another level. Right about now with the white walls and unfinished windows, it looks like a garage in any newbuilt home. My goal for the next few weeks, is to make it look more like a living room with 2 cars parked in it (minus the concrete floor)

First thing was first, paint the windows and doors. I wanted to do things a little bit different, to show that I picked this color, so not your traditional white, but an off white. As you can see I actually went through the trouble to remove all the sashes and hardware. A little of that "if it's worth doing, do it right" mentality (just a little)

On that same thought, another thing was bothering me, this stupid wire on the wall.

D8C4A9F6-7CE2-41C3-9A09-57915DF14BB5-4600-00000748E15B2102.jpg

In my planning, I ran wires for just about everything, from HDMI, to CAT6, to power under the slab for the lift. What I hadn't accounted for a wire for a thermostat.

Oh well, nothing a little mud won't fix.

Now on to painting trim, picking paint colors, and getting all of that done!
