RWhite692's 24x36 Detached Garage Project

Howdy folks!

Well, we finally started today on my new detached garage, which has been a long time coming...It's 24x36, 10' at the walls, roof will be constructed with scissors trusses so that it has an interior vaulted ceiling and a 12' 5" ceiling height at the middle 8 feet of the span (where my 4post lift will go) and 13' 5" at the interior peak. It will have a small restroom w/utility sink as well (Luckily, water, gas and sewer are all pretty close by)

It's located in the center of our circular driveway area. Today was just breaking ground for the foundation and trenching for the underground feeds, etc...but an exciting day for me, nonetheless...Thanks to all of you who have shared your many great ideas and inputs. Yup. We live on a pretty busy road, and we actually are looking to seclude the house somewhat from the road noise and such. When the garage is done, we will be gating / fencing the frontage of the property, with electrically operated entry gates for the two driveway entrances. The driveway will also be re-done, as the "arc" that it has now was never quite "right" to begin with...

Yep...We are very glad we bought our property back when we did, we certainly wouldn't want to be trying to buy it now, even with the decline in real estate values, it would be more than we'd be willing to spend...

A little update...Forms almost done and trenching, etc. Sorry for the crappy pics...Camera battery was almost completely dead and I ran out of daylight...

Plumber came today for the waste line connection to the sewer line, and connection to house natural gas and H20 Lines...Should be pouring concrete by next Tues/Wed (Depending on how long it takes the Inspector from the City to come out to the site and "bless" everything...

Well we passed inspection and...We have Rebar! Sorry for the dark pics (another late night at work!)...Should be pouring the slab on Friday if all goes according to plan...

Today was "The Pour!" 36 yards of 4,500 PSI Concrete...We had great weather and it came out real nice...My daughter (21 Mos) gave it her "stamp of approval" also

Anyway...Here are a few pics...They will be back tomorrow to saw-cut the joints...

Yep, a gas-powered saw would definately have been safer. These guys do this day-in, day-out and didn't seem too concerned about it.

Out here it's fairly common to have a "courtyard" style arrangement like this. The city does limit the amount of property (percentage) that can be covered by structures. We were nowhere close to the limit, so no problems.

Thanks!...I think we paid around $95 for 4500 PSI, I'd have to ask my contractor if there were any special delivery charges. I believe he got a pretty good deal because he gives this one supplier all of his business...he has about 30 yrs experience in high-rise (concrete) construction in the bay area, and is kind of a concrete "guru", he has a real "passion" for concrete... LOL!

Awesome Dude! I see you're in Tracy... I grew up in Whittier which is a long way away... but... I used to love going to the Winchester Mystery house in San Jose...

maybe a dumb ?? but I see its a 2car garage which is long,how many cars can you really fit in there,my garage plan is for the same footprint as yours but with 3doors,,I think I like your idea better ,which looks like 4 cars fits

It's 24' wide by 36' deep. Considering where I had to place it on my lot, and the way I intend to use the space, I went with a single 16' wide x 9' high garage door. There is a small bathroom at the end opposite the garage door...The benches, tool cabs, etc will all be at that end, for the most part...This garage is just for my hobby cars and I'm building this so that my wife can park her car in the garage that is attached to the house (that was our agreement anyway!)

...I have a Backyard Buddy 4-post lift that will be positioned fairly close to the garage door end (It has big casters on it so I can move it wherever I want it)...The garage will probably only ever have one or two project cars in it at any one time. To answer your question I guess if all you wanted to do was to store cars in it, on car dollies you could probably get five in there...

I would have stopped him from doing that immediately. Think he's wearing a respirator or even a dust mask? Of course not, that's what the hose is for... he's clearly spent all his PPE money on those steel toe boots that look like tennis shoes and probably didn't have any left over for ear or eye protection either.

The garage is on a slight grade if you look at the slope of the entire site, so yes it appears "thick" when you are looking at the outer perimeter footings....The perimeter footing is about 30 inches total, with most of it being below grade...SLAB thickness is only about 6".

Here are some updated pics @day 23...Soffits are closed and facia 2x6s are on (yes, they need to trim the ends), roof sheathing tomorrow and they should start the stucco and roof tile by the end of the week...

PPE is personal protection equipment ie: hard hats, safety glasses, steel toe boots, etc.

Day 30 update...Stucco guys started their work today...bathroom is framed in....windows are in, steel man door with steel jamb, 100A service is in and the rough electrical is done (I will be adding more 110V outlets and 220V circuits for my welders, etc after the final inspection by the city)....The roof should be on before the week is out, there has been some delay in getting the right roof tile, and the roll-up door is taking forever as well (had to get same model/style one as the ones on the house, to have them all match)...after the garage is done we will be re-roofing the house w/same materials (needs it anyway) and will paint everything to match...I've probably got a year's worth of "spin-off" projects, after the garage itself is done LOL!

Your garage looks great. It seems to be going quickly. I have a 24 x 40 that is laid out like your's. I want to add another 36' to the 40. What do you think the cost is without the plumbing and eletrical on your build? :beer:

BlueS, it's really hard to say what it would cost to do that...I'd guess somewhere around 30K, probably less where you are. I'm in northern CA where everything (materials, labor..) costs more than the national average...AND I'm paying a contractor to build it; with my work schedule, I just don't have the time to do it myself.

A little update at day 34....The roof was finished yesterday...this week the concrete apron to connect the existing driveway to the roll-up door opening will get poured and the stucco guys should make some more progress....

My parents live in tracy and I fully understand why you are doing the garage as you are (creating a nice courtyard effect). Plus it has become a california thing (almost normal in So cal it seems to me) to build almost the entire lot with little to no yard.

I am trying to figure out where you are, but think its closer to I-5 side of Tracy?
